Position: Property & Housing Maintenance Technician

Description

Under limited supervision, performs skilled preventive maintenance, repairs, inspections, and capital improvement work for Tribal facilities and properties, including the Administrative Campus, HUD/NAHASDA‑assisted housing, Tribal rental units, and Tribal Elder homes. Performs a variety of maintenance and repair work including carpentry, painting, plumbing, electrical, HVAC, mechanical systems, and general building repairs to ensure facilities remain safe, functional, and in good condition.

Conducts inspections, supports grant‑funded rehabilitation and modernization projects, and helps maintain compliance with Tribal policies, applicable building codes, HUD/NAHASDA requirements, NSPIRE/HQS standards, OSHA regulations, ADA accessibility requirements, and other applicable federal requirements.

Maintains required maintenance, inspection, project, and compliance documentation to support operational and regulatory requirements.

Level I
  • Perform preventive maintenance, inspections, troubleshooting, repairs, and improvements on Tribal administrative buildings, community facilities, HUD/NAHASDA‑assisted housing, Tribal rental units, and Tribal Elder homes. Duties include carpentry, plumbing, electrical, HVAC, drywall, painting, roofing, flooring, appliance repair, window and door installation, and repair of building systems, mechanical equipment, fixtures, and infrastructure.
  • Conduct routine, annual, interim, move‑in, move‑out, emergency, and special inspections of Tribal facilities and housing units to ensure compliance with Tribal policies, HUD/NAHASDA requirements, NSPIRE/HQS standards, applicable building codes, and life safety requirements, including preparing vacant housing units for occupancy through inspections, repairs, cleaning, painting, and restoration of essential building systems.
  • Respond to routine and emergency maintenance work orders for both commercial facilities and residential housing, prioritizing health and safety issues.
  • Perform preventive maintenance on HVAC equipment, plumbing systems, lighting, generators, pumps, kitchen equipment, mechanical equipment, and other building systems.
  • Assist with remodeling, renovation, capital improvement projects, ADA accessibility modifications, and reasonable accommodations for Tribal facilities and housing in accordance with Tribal Housing policies and applicable federal regulations.
  • Coordinate and document grant‑funded rehabilitation, modernization, accessibility improvements, and capital improvement projects while assisting with contractor oversight and project closeout.
  • Maintain complete work orders, inspection reports, photographs, inventory records, maintenance logs, and project documentation to satisfy operational, grant, audit, and federal record‑retention requirements while ensuring compliance with Tribal policies, HUD, NAHASDA, NSPIRE/HQS, OSHA, ADA, Fair Housing, procurement, environmental, Section 3, Davis‑Bacon (when applicable), and other applicable federal requirements.
  • Operate, maintain, and inspect Tribal maintenance vehicles, trailers, tools, equipment, lifts, and inventory in a safe and serviceable condition.
  • Perform seasonal maintenance including snow removal, grounds maintenance, landscaping support, storm response, and emergency preparedness activities.
  • Communicate professionally with Tribal members, residents, Elders, contractors, inspectors, and partner agencies while providing excellent customer service and maintaining confidentiality.
  • Conduct property assessments and maintenance inspections for identified Tribal Elders homes located on fee land.
  • Assess and coordinate reasonable ADA modifications in accordance with Tribal Housing policies and applicable federal regulations, including project planning and implementation upon approval.
  • Assist with maintaining the safety, functionality, and appearance of Tribal facilities and properties.
  • Ensure required permits, inspections, and regulatory requirements are met on applicable projects.
  • Coordinate with Facilities staff to resolve maintenance issues efficiently while minimizing disturbance to daily operations.
