Position
Maintenance Tech III – Full-time at Brookside, Somerville, NJ (3+ years industry experience).
Responsibilities- Diagnose problems and make repairs to maintain the physical condition of the community according to operating and safety standards.
- Ensure service requests, repairs, and turnover requests are completed promptly.
- Assist in scheduling, work assignments, training, and supervision of Technicians I/II when required.
- Oversee maintenance staff when the Maintenance Manager/Supervisor is not on site.
- Complete assigned service requests and repairs in a timely manner.
- Organize and prioritize service requests and general maintenance tasks.
- Ensure vacant apartment homes are rent-ready; perform turnkey work as required.
- Assist in preparing staff work and preventive maintenance schedules, maintenance budgets, and maintain an inventory of supplies and tools.
- Inspect grounds and buildings daily to identify maintenance needs.
- Respond to resident requests, minimize/resolve problems, and follow up to ensure resolution.
- Apply EP policies and procedures such as company operating and safety standards; train and promote safe work practices among staff.
- Ensure compliance with federal, state, and local laws, including Fair Housing regulations.
- Maintain, diagnose, repair, and replace HVAC, plumbing, electrical, appliances, carpentry, drywall, plaster, painting, roof, gutters, windows, doors, and building systems (pools, elevators, fire detection).
- High competency in Real Page, Excel, Word, Outlook, internet.
- Read and understand blueprints.
- Perform all tasks required of Tech I & Tech II.
- Excellent customer service, communication, and problem‑solving skills.
- Basic arithmetic for estimation and accounting.
- Operate general office equipment and maintenance tools.
- Frequent transportation of up to 60 lbs, travel in restricted spaces, and use of motorized vehicles.
- High school diploma or equivalent (GED); preferred.
- 5+ years Real Page or similar program experience.
- Valid driver’s license and automobile insurance.
- EPA Type I & II certification, asbestos abatement certification where applicable.
- Other licenses as required by community, state, or local jurisdictions.
- Lift certification within 6 months of hire.
