Land Development Manager

The Land Development Manager is responsible for managing the Division’s land development program, directing activities such as roadway construction, water and sewer installation, earthwork, landscape, irrigation, vertical construction, and public utility coordination.
Responsibilities- Responsible for the successful and timely delivery of new projects through construction schedules, contract documents, land development budgets, environmental studies, geotechnical reports, engineering and architectural plans, and permit compliance reports.
- Work closely with Area Construction Managers and Director of Construction to deliver completed, ready‑to‑build home sites.
- Assist in creating development budgets during the entitlement process and value‑engineer specific aspects of project design.
- Develop and maintain relationships with jurisdictional entities while maintaining land use and development rights.
- Oversee projects from permit approvals through construction, recording plat, final certification, and community turnover.
- Oversee and manage all aspects of field operations related to land development, including erosion control, grading, wet utilities, dry utilities, paving, sidewalks, landscaping, hardscaping, amenities, post‑construction as‑builds, certifications, and compliance letters.
- Manage HOA functions such as quarterly meetings, budget analysis, and improvements to common open space.
- Responsible for bond maintenance and retrieval of all types of guaranty in use by the division.
- Work with all departments to deliver amenity/recreation centers, common entry landscaping, and ensure proper marketing windows.
- Responsible for SWPPP management and compliance.
- Regularly review project development budgets with Director of Development for reconciliation.
- Perform additional duties as assigned by the Director of Land Development.
- High School Diploma or equivalent required;
Bachelor’s degree in construction management, engineering, or similar program preferred. - Minimum 5 years of experience in land development.
- Computer literacy, including word‑processing, spreadsheet analysis, project scheduling, and data management software.
- Must be detail‑oriented and a problem‑solver able to deal with complex situations.
- Valid Driver’s License and good driving record.
- Valid auto insurance coverage required.
- Ability to work in excess of eight hours per day in confined quarters of a construction trailer.
- Ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move and/or carry equipment up to 50 pounds.
- Job may require occasional operation of construction equipment.
- Finger dexterity required to operate computer keyboard and calculator.
- Regular, in‑person attendance at company communities, job sites, and offices during regular work hours is essential.
- Work may involve operating construction equipment occasionally.
