The Construction Manager serves as the owner's representative throughout the renovation and development of affordable housing communities. This role oversees multiple construction projects from planning through warranty completion, ensuring work is completed on time, within budget, and meets quality, safety, and funding requirements.
A typical day includes visiting construction sites, meeting with contractors, architects, engineers, and project teams, reviewing project schedules and budgets, conducting property inspections, resolving construction issues, evaluating change orders, and monitoring project progress. The Construction Manager also collaborates with development and asset management teams to develop project scopes, estimate rehabilitation costs, review third-party reports, and ensure projects meet lender, investor, and regulatory requirements.
This is a highly collaborative, field-oriented position that requires frequent travel, strong project management skills, and the ability to balance multiple projects simultaneously. Success in this role requires sound decision-making, effective negotiation, clear communication, attention to detail, and the ability to build productive relationships while keeping projects moving forward and protecting the owner's investment.
Qualifications Minimum Work Experience- Minimum five (5) years progressively responsible leadership experience within a senior level management team. which includes construction and design performance management, strategic planning, and budgeting.
- Minimum five (5) years progressively responsible experience relevant to multifamily property development, portfolio management, and problem resolution. Experience in multi-family housing construction and design, and property maintenance.
- Bachelor’s degree in a related field such as real estate management, construction management, architectural, engineering, or other construction related fields. Or an equivalent combination of education and comparable work experience.
Position Requirements
Physical effort that which is normally associated with work in an office environment and construction sites. This position requires the ability to travel to occasional meetings, seminars, and other work-related functions within both local and long distances from CPC's office in Columbia, SC.
Work EnvironmentThis position performs work out of CPC'c corporate office in Columbia, SC. Travel, typically by automobile, is required for at least 80% of this position. Certain objectives require working on-site at various locations, and some professional training opportunities may also require travel. The candidate would need access to a regular means of transportation.
Telecommunications, Information Technology, and Office Equipment UsedTypical office equipment includes, but not limited to, desktop workstations and laptops utilizing a Windows-based environment. Software consists of a variety offered in Microsoft Office, including Word, Excel, Outlook, Power Point as well as a customized database and a variety of web-based applications. Other equipment may include a variety of electronic devices such as tablets, printers, copiers, scanners, cellular phones, and digital cameras.
