The Building People, LLC is seeking a Facilities Mechanical/HVAC Project Specialist to support the 81st U.S. Army Reserve Directorate of Public Works (DPW) in Columbia, South Carolina. This position supports Army Reserve facilities and infrastructure programs through practical HVAC, mechanical systems, repair planning, documentation, and project coordination support that directly contributes to mission readiness.

    The successful candidate will work with Army Reserve personnel and multidisciplinary teams to provide engineering, planning, maintenance, and construction support for facility systems throughout the region.

Position Summary The Facilities Mechanical/HVAC Project Specialist provides technical support across the planning, assessment, maintenance, repair, and execution phases of Army Reserve real property projects.

    Responsibilities include field data collection, HVAC and mechanical systems assessments, repair recommendations, scope development, cost estimating support, technical documentation, CMMS/FEMS updates, and coordination with government and contractor stakeholders to ensure compliance with Army standards and Unified Facilities Criteria (UFC).
  • Assess HVAC, mechanical, and facility system deficiencies and develop practical repair recommendations.
  • Conduct field surveys, site assessments, utility reviews, and drawing verification to support real property and facility maintenance requirements.
  • Prepare technical documentation, repair plans, scopes of work, Performance Work Statements (PWS), and Independent Government Estimates (IGE).
  • Support project planning, maintenance, repair, and execution activities for Army Reserve facilities and infrastructure.
  • Coordinate with government personnel, contractors, maintenance teams, and project stakeholders to support timely project completion.
