Maintenance Technician

Hiring for Maintenance Technicians at all Levels: I, II, and III

We are looking for maintenance technicians to perform general and specialized maintenance on rental housing units. This role includes preparing units for new occupants and performing routine repairs in areas such as HVAC, water heaters, plumbing, painting, carpentry, and other building maintenance tasks. Technicians frequently work outdoors in all weather conditions, as well as in attics, crawl spaces, and other tight spaces.

• Respond to service requests for furnaces, air‑conditioning systems, appliances, water heaters, solar collection, disposals, general plumbing, carpentry, painting, and other required maintenance items.
• Perform skilled work in one or more trades such as HVAC, plumbing, electrical, appliance repair, or locksmith, using advanced knowledge and troubleshooting abilities.
• Maintain tools and equipment—including gauges, Freon recovery systems, snakes, drills—and demonstrate safe, proficient operation.
• Use equipment and chemicals safely and wear PPE.
• Follow a preventive maintenance program for heating and ventilation systems, performing required maintenance including filter replacement.
• Assist in making vacated units ready by painting, sanding, varnishing, floor tile removal and replacement, drywall repair, fixture repair or replacement, floor stripping, waxing, polishing, window repair or replacement, and exterior work as needed.
• Handle emergency maintenance such as sewage backups, water main or lateral breaks, fires, weather‑related damage, water leaks, and appliance repairs.
• Correct unsafe conditions promptly.
• Drive for the company in a company or personal vehicle for more than 50 % of work duties.

• High School Diploma or GED with advanced training, or a building maintenance or trade license, or one or more skilled trades, or equivalent experience.
• Five or more years of residential maintenance experience.
• Strong knowledge of building maintenance and specialized knowledge in at least one trade (electrical, HVAC, plumbing, appliance repair, or locksmith).
• Ability to work outdoors in all weather and lift up to 50 pounds regularly and occasionally over 50 pounds.
• Team player with strong attention to detail and prioritization in a fast‑moving environment.
• Excellent communication and interpersonal skills.
• Basic computer knowledge.
• Reliable and dependable attendance and punctuality.
• Valid driver’s license.
• EPA certification within 180 days.
