Position: Inspector III (Compliance Monitor)
Location: Columbia

Under minimal supervision, incumbent performs complex residential inspections that require a high degree of technical/professional knowledge and exercises excellent judgement. Other job duties and responsibilities include but are not limited to:

  • Completes Quality Control Inspection of residential homes under renovation and re-construction.
  • Ensures that renovations conform to HUD Community Development Block Grant-Disaster Recovery (CDBG-DR) HQS as defined by the program.
  • Identifies recurring issues in the field and assists construction project managers in training and educating staff on HUD HQS.
  • Creates home inspection reports for all completed renovations visited.
  • Re-inspect homes that fail initial inspections.
  • Applies a practical knowledge of construction techniques and specifications to the Quality Control Inspections.
  • Clearly and accurately documents specific information pertaining to each residence under construction.
  • Conducts individual applicant file review for eligibility according to HUD CDBG-DR and State Action Plan Requirements.
  • Adjudicates citizen warranty claims that include faulty or substandard workmanship.
  • Performs other duties as assigned/needed.

Minimum two (2) years’ experience within the construction trades, either in inspections and/or remodeling, and excellent customer service skills.

ADDITIONAL REQUIREMENTS:
  • Ability to demonstrate effective mediation, negotiation, organization, problem-solving skills and commitment to high-quality standards. Practical knowledge of construction practices for single-family homes from foundation through fit and finish. Interpersonal communication skills. Interpersonal skills relating to customer service are necessary. Ability to use a variety of computer software to include, but not limited to, Microsoft Office Suite programs. Position requires full range of physical abilities essential for moving about construction sites safely and in various types of weather to conduct inspections.

    Examples include climbing ladders and stairs, crawling, bending, kneeling, squatting, pushing, pulling, carrying, driving, and grasping. Position also requires use of keyboard for data input and visual acuity to read measurement.
