- Lead, schedule, train, and support maintenance team members
- Coordinate and prioritize service requests, preventive maintenance programs, and repair activities
- Oversee apartment make-ready operations and prepare vacant homes for occupancy
- Perform and supervise repairs involving HVAC systems, plumbing, electrical, appliances, carpentry, and general building systems
- Conduct inspections of apartment homes, common areas, building systems, and grounds
- Coordinate with vendors, contractors, and community management on property operations and capital improvement projects
- Maintain maintenance records, inventory, work orders, and required documentation
- Oversee grounds, exterior areas, and property maintenance activities
- Respond to emergency maintenance situations and participate in the on-call rotation
- Ensure compliance with OSHA standards, company policies, and applicable safety regulations
- Promote a positive, safe, and welcoming community environment
- Perform other duties as assigned
- High school diploma, GED, or vocational training required
- Three or more years of building, facilities, apartment, or property maintenance experience required
- Previous supervisory or leadership experience preferred
- Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance practices
- HVAC certification and/or trade certifications in electrical, plumbing, or related fields required
- Ability to read diagrams, technical manuals, work orders, and safety documentation
- Strong troubleshooting and problem-solving skills
- Excellent organizational skills and ability to prioritize tasks and manage multiple projects
- Strong leadership and team development skills
- Customer service mindset and professional interaction with residents, vendors, contractors, and team members
- Basic computer proficiency, including work order systems, property management software, Microsoft Outlook, Teams, Word, and Excel preferred
- Ability to work on-call, respond to emergencies, and work flexible schedules
- Valid driver's license, current automobile insurance, and reliable transportation required
Demonstrates expertise in property maintenance, including HVAC, plumbing, electrical, and carpentry, while effectively leading and training a maintenance team. Ensures compliance with safety regulations and promotes a positive community environment through strong organizational and customer service skills.
