JOB TITLE

Senior Property Manager (Industrial and Flex Portfolio)

COMPENSATION

$145,000 to $165,000 base salary, depending on experience

BONUS

Discretionary bonus; signing bonus available for candidates who can start within 14 to 21 days

LOCATION

San Gabriel Valley, CA (primary). Typically, one day per week in La Jolla, flexible based on portfolio needs.

WORK SCHEDULE

On-site in the San Gabriel Valley every day, with regular travel to La Jolla as noted.

We are a family-owned real estate investment firm that owns and operates a portfolio of small to mid-sized commercial industrial warehouses and flex properties in the San Gabriel Valley. We are transitioning from third-party management back to in-house operations. This is an opportunity to help build a high-performing, tenant-focused property operations platform from the ground up.

THE PORTFOLIO

Portfolio of 40 properties totaling approximately 750,000 square feet with 135 leasable spaces across the San Gabriel Valley.

WHY THIS ROLE IS DIFFERENT

This is a unique opportunity to work directly with ownership and influence strategy and execution in real time. The successful candidate will benefit from faster decision-making, direct access to leadership, and the chance to help build an in-house property management and asset management platform that can scale.

THE OPPORTUNITY

We are seeking an experienced, energetic, and service-oriented Property Manager to lead all day-to-day operations for our industrial and flex portfolio. This is a field-forward role for operators who prefer walking properties, meeting tenants, and solving problems in real time. You will be the primary face of the company in the San Gabriel Valley and play an essential role in rebuilding our tenant-facing brand and strengthening relationships.

KEY RESPONSIBILITIES

Tenant Relations and Brand Rebuild

  • Serve as the primary tenant-facing representative for the portfolio.
  • Rebuild and elevate our tenant-facing brand through proactive communication and reliable service delivery.
  • Conduct frequent property walks and scheduled tenant visits to maintain operational visibility.
  • Support tenant retention through relationship management and consistent follow-up.

Operations and Property Performance

  • Oversee daily operations across multiple industrial and flex properties.
  • Manage vendor relationships, bidding, contracts, and performance accountability.
  • Implement preventive maintenance programs and standardized operating procedures.
  • Identify and execute property improvements that increase revenue, reduce expenses, or enhance tenant satisfaction.
  • Coordinate capital projects, repairs, and tenant improvements, ensuring schedule, quality, and cost alignment.

Lease Administration and Compliance

  • Assist in maintaining occupancy goals and vacancy control.
  • Maintain full lease compliance, including critical dates, insurance, repair obligations, and operating requirements.
  • Enforce tenant obligations, maintain documentation, and partner closely with leasing and ownership when issues arise.
  • Contribute to annual budgeting, forecasting, and ongoing budget tracking.
  • Manage tenant bill-backs and recoverables (CAM, utilities, other charges).Collaborate with accounting on invoices, coding accuracy, and month-end processes.
  • Experience with MRI is a plus.

Project Management and Execution Excellence

  • Lead initiatives from planning through completion using structured project management disciplines.
  • Leverage tools such as Excel, Smartsheet, MS Project to maintain visibility and accountability.
  • Provide timely, concise reporting to management and stakeholders.

    Identify process improvements that strengthen overall portfolio performance.

Team Building and Leadership

  • Help build the in-house property management platform, including hiring and onboarding future team members.
  • Participate in designing a growth path to hire and mentor a senior team member who can eventually develop into an Asset Manager role.
  • Model high-performance behavior and support a culture of continuous improvement.
