Director of Gas Station & C-Store Operations Position Summary

The Director of Gas Station & C-Store Operations is a senior operational leader responsible for the strategic direction, financial performance, and regulatory integrity of a multi-site fuel and convenience retail portfolio. This role provides executive oversight of more than 40 fuel stations and convenience stores, while also managing a diverse commercial real estate portfolio that includes retail centers, office properties, and undeveloped land.

This is a hands‑on leadership role with full P&L accountability. The Director will drive operational excellence, margin expansion, fuel supply strategy, capital improvements, construction projects, and portfolio growth initiatives. The position works closely with executive leadership on fuel procurement strategy, site acquisitions and dispositions, contract negotiations, and long‑term expansion planning.

Key Responsibilities Strategic & Financial Leadership
  • Provide full P&L oversight for a network of 40+ gas stations and convenience stores.
  • Drive profitability through fuel pricing strategy, margin optimization, expense control, and operational efficiencies.
  • Analyze market trends and financial performance to identify expansion and revenue growth opportunities.
  • Develop and manage annual operating budgets, capital plans, and long‑term strategic forecasts.
  • Partner with executive leadership on fuel supply agreements and vendor negotiations.
Operations & Portfolio Management
  • Oversee day‑to‑day operations across all station sites to ensure safety, cleanliness, service standards, and brand consistency.
  • Lead site leasing, acquisitions, and dispositions in alignment with company growth objectives.
  • Manage the company’s commercial real estate portfolio including retail centers, office buildings, and undeveloped land.
  • Ensure effective fuel dispatch, equipment maintenance, and site performance optimization.
  • Oversee POS systems, cash handling controls, inventory management, and retail merchandising performance.
Construction, Facilities & Capital Projects
  • Direct gas station remodels, upgrades, and new construction projects.
  • Manage capital improvement planning and execution to enhance site performance and customer experience.
  • Oversee construction and maintenance teams to ensure timelines, budgets, and compliance standards are met.
Regulatory & Compliance Oversight
  • Ensure all facilities comply with local, state, and federal regulations related to fuel storage, environmental safety, labor laws, and retail operations.
  • Maintain strict adherence to environmental and safety protocols across all sites.
  • Implement sustainable practices and energy conservation initiatives where applicable.
Leadership & Team Development
  • Lead and develop a multi‑layered operations team including Operations Manager, Construction & Maintenance Manager, Area Representatives, Technicians, and Administrative Staff.
  • Build a high‑performance culture focused on accountability, safety, and customer satisfaction.
  • Oversee employee relations, performance management, and succession planning across the network.
  • Serve as primary liaison for tenants, clients, customers, and strategic partners.
Qualifications – Required
  • Bachelor’s degree in Business Administration, Real Estate, Engineering, or related field.
  • Minimum 5–10 years of experience in multi‑site gas station or convenience store operations.
  • Proven experience managing fuel supply relationships and vendor contracts.
  • Strong background in commercial real estate portfolio oversight.
  • Demonstrated P&L management experience with measurable financial impact.
  • Experience leading construction, renovation, or capital improvement projects.
Qualifications – Preferred
  • Master’s degree or advanced business degree.
  • Experience managing large, geographically dispersed retail networks.
Travel

Occasional travel to Northern California and periodic travel to Southern California station sites is required.
