We are partnered with a Chicago-based general contractor seeking an experienced Estimator or Senior Estimator to support preconstruction efforts on commercial, retail, and institutional projects. This role is focused on estimating design-driven, urban construction projects, including ground-up builds, renovations, and adaptive reuse work.
The Estimator will be responsible for preparing accurate conceptual and detailed estimates, managing subcontractor pricing, and supporting preconstruction strategy from early design through bid submission.
Role and Responsibilities- Prepare detailed cost estimates for commercial and mixed-use construction projects
- Review drawings, specifications, and design narratives to identify scope, risks, and cost drivers
- Perform quantity takeoffs and develop pricing for labor, materials, equipment, and subcontracted work
- Solicit, review, level, and analyze subcontractor and vendor bids
- Collaborate with preconstruction, project management, and design teams to align budgets with design intent and constructability
- Assist with value engineering, alternates, and cost modeling throughout design development
- Support bid strategy, scope reviews, and final proposal preparation
- Maintain estimate documentation, assumptions, and risk logs
- Track historical cost data and support continuous improvement of estimating practices
- Participate in pre-bid meetings, site walks, and internal estimate reviews
- 4+ years of estimating experience with a commercial general contractor or construction manager
- Experience estimating commercial, mixed-use, hospitality, or institutional projects
- Strong understanding of construction documents, scopes, and pricing methodology
- Ability to read and interpret architectural and structural drawings
- Strong Excel skills and experience with estimating or takeoff software
- Excellent communication, organization, and time management skills
- Ability to manage multiple estimates and deadlines in a fast-paced environment
