Role Description

This is a full-time, on-site role located in Naperville, IL, for a Land Acquisition Specialist. The role includes identifying and evaluating land acquisition opportunities, conducting due diligence processes, negotiating contracts, and working closely with the management team. The Specialist will be responsible for cultivating long-term relationships with municipalities, planning boards, and community stakeholders to anticipate opportunities.

Key Responsibilities
  • Land Sourcing & Scouting
  • Identify vacant lots, tear-down opportunities, and larger parcels suitable for subdivision.
  • Build and maintain relationships with real estate agents, brokers, developers, and property owners.
  • Deal Analysis
  • Conduct feasibility studies, including zoning, permitting, and utility access.
  • Model acquisition costs, development potential, and projected margins.
  • Track local market trends, land values, and regulatory changes.
  • Provide regular reports on pipeline status and acquisition opportunities.
  • Cultivate long-term relationships with municipalities, planning boards, and community stakeholders to anticipate opportunities.
Qualifications
  • Background in real estate, land development, or acquisitions (5+ years preferred).
  • Strong financial modeling and deal analysis skills.
  • Negotiation expertise and familiarity with creative financing structures.
  • Networked within local real estate and development communities.
  • Entrepreneurial mindset with ability to deliver results independently.
  • Excellent Communication and collaboration abilities
  • Ability to manage multiple projects effectively and meet deadlines
  • Familiarity with local real estate markets and zoning regulations is a plus
