The Maintenance Operative is responsible for supporting the delivery of routine and reactive building maintenance services and repairs across a portfolio of properties, to ensure buildings are maintained to the highest standards and to provide a safe, compliant and well‑maintained environment for our customers and colleagues. Ensure compliance with all relevant policies, procedures, and standards, such as health and safety regulations, technical guidelines, and industry best practices.

Carry out routine maintenance tasks as directed, ensuring consistent operational standards, including work related to building fabric, scheduled preventive maintenance, plumbing, drainage, joinery, and general decorative repairs. Maintain accurate and up-to-date site logbooks across all premises, ensuring timely completion in accordance with operational requirements. Conduct appropriate risk assessments prior to undertaking any routine tasks, in alignment with relevant permits, work plans, and safety protocols.

Demonstrate an understanding of fire safety principles and apply appropriate precautions within the workplace. Report any identified risks, faults, or defects to the appropriate supervisor or helpdesk to enable timely corrective action.

• Carry out planned preventative maintenance and reactive maintenance activities across NHS properties.
• Undertake a variety of building fabric repairs including carpentry, joinery and general building maintenance works.
• Support maintenance activities across Royal South Hants Hospital and surrounding Southampton sites.
• Ensure all work is completed safely and in accordance with NHSPS policies, procedures and health and safety requirements.
• Diagnose faults and identify appropriate repair solutions.
• Maintain accurate records of completed works and maintenance activities.
• Work collaboratively with colleagues, contractors and stakeholders to deliver excellent customer service.
• Participate in the on‑call rota to provide out‑of‑hours support when required.
• Support continuous improvement activities and help maintain high standards across the estate.
• Can handle routine tasks and social interactions within a work environment. Ability to absorb policy and guidance necessary for the role.

• NVQ Level 2 in carpentry & joinery (essential)
• Experience with in a building maintenance, fabric maintenance or carpentry environment.
• Strong practical skills across a range of building fabric repairs and maintenance activities.
• Good problem‑solving and fault‑finding abilities.
• Understanding of health and safety requirements within a maintenance environment.
• Strong communication and customer‑service skills.
• Ability to manage workload effectively and work independently.
• Full UK driving licence.
• Basic electrical or plumbing knowledge would be advantageous.
