Position Summary

We are a mid-size production home builder seeking a strategic and results-driven New Homes Sales Director to lead our sales organization across multiple communities in the Northeast. This role will develop and execute sales strategies that maximize revenue, optimize community performance, and deliver exceptional customer experience. You’ll manage, mentor, and grow on-site sales teams while collaborating closely with marketing, construction, and operations to meet production and profitability goals.

Inspiring leader and coach who develops high-performing teams and operates as a trusted partner to senior leadership and will need to translate strategy into execution and drive results across the organization.

Key Responsibilities

Sales Strategy & Performance

  • Lead the development and execution of effective sales strategies across all active communities.
  • Manage pricing, incentives, model releases, and inventory flow in alignment with market conditions and company objectives.
  • Analyze market trends, absorption rates, and competitive landscapes to drive actionable adjustments and strategic decisions.

Leadership & Team Development

  • Recruit, train, mentor, and develop community sales managers and sales consultants.
  • Establish clear sales targets, performance KPIs, and accountability standards for on-site sales teams.
  • Conduct regular coaching, performance reviews, and sales meetings to ensure team success.
  • Champion a strong customer-centric culture, ensuring consistent and professional sales experience from lead to close.
  • Ensure proper use of CRM systems, accurate tracking of leads and follow-ups, and compliance with sales processes and documentation.
  • Resolve escalated customer issues with professionalism and timely follow-up.

Marketing & Community Launches

  • Collaborate with the marketing team to plan and execute community launches, advertising campaigns, digital lead strategies, and promotional events.
  • Provide feedback on product positioning, merchandising, model home presentation, and customer segmentation to optimize lead conversion.

Cross-Functional Collaboration

  • Work closely with construction, land, and operations teams to align sales goals with production schedules and delivery timelines.
  • Ensure compliance with all legal and regulatory requirements (including fair housing and contract standards).
  • Produce timely sales forecasts, performance reports, and revenue tracking for senior leadership.
  • Manage and monitor sales budgets, bonus plans, and incentive programs for sales staff.
  • Use data to identify opportunities to improve performance and reduce cycle time.
Required Qualifications
  • Bachelor’s degree in Business, Real Estate, Marketing, or related field (or equivalent experience).
  • 5+ years of new home sales experience, including experience with mid-size production builders or similar environments.
  • 3+ years of leadership experience managing sales teams with documented success in achieving sales targets.
  • Strong understanding of sales process, CRM systems, pricing strategies, and contract negotiation.
  • Ability to analyze market and community metrics to drive decisions.
Preferred Qualifications
  • Familiarity with builder-specific CRM, inventory management tools, and reporting systems.
  • Active real estate license or the ability to obtain one as required by state.
  • Strategic thinker with strong execution and operational discipline
