Operations Manager, Program / Project Manager
Duties
This position is primarily responsible for successfully managing all phases of a construction project, including budgeting, bidding, scheduling, supervising trades, approving invoices, meeting with owners’ representatives, architects, tenants, and subcontractors. Responsibilities include handling space planning, preparing estimates and bids for assigned projects, establishing baseline budgets and schedules, setting up and scheduling online project, conducting site visits prior to each project start, directing regular project meetings, preparing and securing approval of all change orders, reviewing and negotiating contracts with subcontractors on each discipline, ensuring compliance with all local, state and national laws and building codes, issuing purchase orders related to field projects, assuring quality and safety standards, coordinating daily field work with subcontractors and superintendents, documenting all communications to maintain accurate records, reviewing contractor invoices and approving payment, creating monthly project invoicing, reviewing and editing job costing for future work, attending and conducting project close‑out meetings, and ensuring customer satisfaction.
Qualifications- Thorough understanding of standard concepts, practices, and procedures associated with the construction industry in general and proficiency in construction project management in particular
- Minimum 5 years commercial experience in tenant improvements and/or interior renovations, including several years spent working directly in the field.
- Ability to read blueprints/CAD a must
- Proficient in Microsoft products and strong computer skills.
- Valid driver's license with acceptable driving record
- Superior interpersonal and communication skills (oral and written)
