Job Duties
- Plan, organize, and coordinate activities for Capex and development projects, maintenance of facilities, and systems. (Essential)
- Construction coordination and administrative responsibility of third‑party service providers; including architects, engineers, Geotech, testing, dry utilities, amenities, etc. (Essential)
- Monitor and coordinate general contractor, subcontractors, and suppliers’ contracts, change orders, RFIs on assigned projects. (Essential)
- Review and code contractors monthly pay applications and change orders for percentages of completion, thorough scope of work, costs, quantities, unit pricing, etc. (Essential)
- Management, coordination, and setup of projects in Kahua Construction Project Management software. (Essential)
- Coordinate with Vice President, Construction to identify changes in project scope and negotiate competitive pricing for owner’s approval.
- Facilitate positive relationships with client contractors, design consultants, regulatory agencies, and dry utility providers during the construction process.
- Obtain building and other construction related permits as required and review design consultants work product for re‑designed and/or added scope of work; to resolve unforeseen conditions or to implement value‑engineering measures with client approval.
- Perform administrative activities/day‑to‑day administrative tasks such as maintaining information files and processing paperwork.
- Document activities during the construction process, including preparing minutes and photos whenever on‑site and drafting biweekly project updates.
- Communicate with clients, government agencies, and utility companies as directed and as necessary.
- Communicate with supervisors, peers, and subordinates on the status of projects.
- Coordinate and submit budget estimates, progress, and cost tracking reports with client.
- Prepare contracts, and negotiate revisions, changes, and additions to contractual agreements with stakeholders including architects, consultants, suppliers, and subcontractors to client.
- Work with pre‑construction team to prepare a bid package, RFIs, and agenda.
- Work with pre‑construction team to review bid analysis and provide expertise of construction means and methods.
- Review general contractor closeout documents and ensure completion of closeouts.
- Manage primary schedules for the entire project, including pre‑development, pre‑construction activities, and milestones, with predecessors and submit to client.
- Inform stakeholders of schedule delays in advance and proactively seek alternatives to maintain project schedule.
- High School Diploma or GED (Required)
- Bachelor’s Degree in Construction Technology or related field (Preferred)
- 2 years in commercial and/or residential construction management (Preferred)
- 3 years in project management (Required)
- Ability to read and interpret construction plan sets
- Ability to collaborate with a team on effective processes
- Must have a valid driver’s license
- Excellent communication and presentation skills
- Advanced computer proficiency
- Ability to use Microsoft Office suite (Word, Excel, Outlook)
- Ability to respond outside of normal work hours
- Strong problem‑solving skills
