Trueline's client, an established real estate developer and property owner with a large portfolio of residential and commercial assets, is seeking a Senior Project Manager - Multifamily Redevelopment to lead an approximately $50 million redevelopment project in Southfield, MI. This is a full-time, onsite role for an experienced construction leader capable of taking complete ownership of a major multifamily conversion while coordinating established local subcontractor relationships and driving the project from execution through closeout.
You’ll serve as the senior construction leader onsite every day, with responsibility for schedule, budget, subcontractor performance, quality, documentation, and project results. The initial project is expected to run approximately 18 months or longer, with substantial opportunity to continue leading major projects within the company's portfolio after completion.
What You'll Do as the Senior Project Manager:
- Take full project-management ownership of an approximately $50 million multifamily redevelopment in Southfield
- Maintain a daily onsite presence and drive field execution from current construction through final completion
- Develop, manage, and enforce detailed project schedules, milestones, look-aheads, and completion targets
- Coordinate established local subcontractors and vendors while maintaining clear performance expectations
- Drive subcontractor accountability around manpower, schedule, quality, safety, cleanliness, and contractual obligations
- Manage project budgets, forecasts, commitments, change orders, contingency, and overall financial performance
- Oversee procurement, bid evaluation, vendor selection, and subcontract administration
- Review architectural, structural, civil, and MEP documents to identify constructability and coordination concerns
- Lead regular project meetings and ensure action items are resolved quickly
- Coordinate architects, engineers, consultants, contractors, municipal stakeholders, and internal leadership
- Manage RFIs, submittals, change orders, contracts, documentation, and project records
- Conduct regular field inspections to validate progress, quality, safety, and compliance
- Anticipate scheduling conflicts and construction risks before they impact critical milestones
- Provide executive leadership with accurate updates on progress, budget, forecast, risk, and upcoming decisions
- Make independent project decisions without requiring constant executive oversight
- Lead project personnel and field resources with a clear culture of accountability
- Protect schedule, budget, quality, and the long-term value of the finished asset
Must-Haves as the Senior Project Manager:
- 7+ years of progressively responsible construction project management experience
- Significant experience managing large multifamily, apartment, residential redevelopment, or comparable complex construction projects
- Demonstrated success leading multimillion-dollar projects from construction through closeout
- Ability to independently manage subcontractors, schedules, contracts, budgets, procurement, and project risk
- Strong understanding of residential and multifamily building systems, including MEP, structural, carpentry, finishes, and life-safety coordination
- Strong financial management capability, including forecasting, cost analysis, change management, and budget control
- Ability to read and interpret architectural, engineering, and construction documents
- Proven ability to hold subcontractors accountable while maintaining productive working relationships
- Excellent organizational, communication, negotiation, and problem-solving skills
- Confidence communicating directly with senior leadership, consultants, trades, and project stakeholders
