We’re excited to announce that we’re hiring for a Regional Vice President to add to our team! As the RVP you will lead property management operations across an assigned portfolio. This role is responsible for driving financial performance, operational excellence, and strategic execution while providing strong leadership to Regional Managers and on-site property teams. The office location is in Southfield, MI but travel is required.

The Regional Vice President plays a critical role in ensuring each property meets or exceeds budgeted financial goals and achieves operational performance objectives aligned with the Company’s overall strategy.

Responsibilities Financial
  • Maintain full P&L responsibility for assigned portfolio.
  • Monitor and review monthly financial statements, budgets, and variance reports.
  • Lead preparation and approval of annual operating budgets and capital plans.
  • Implement strategies to maximize rental income, ancillary income, and NOI.
  • Approve payroll, accounts payable, major purchases, and capital expenditures.
  • Ensure all rents, deposits, and fees are collected and properly accounted for.
  • Present monthly and quarterly financial business reviews to executive leadership.
Operational
  • Conduct regular site visits to ensure compliance with company policies and brand standards.
  • Review occupancy, leasing performance, renewals, revenue metrics, and expense controls.
  • Oversee capital improvement projects and renovations across the portfolio.
  • Address escalated resident and vendor issues beyond site-level resolution.
  • Partner with leadership to implement new initiatives, software rollouts, and operational improvements.
  • Ensure compliance with local, state, and federal regulations including Fair Housing.
Staff Management/Relations
  • Directly manage and mentor Regional Managers and oversee property leadership teams.
  • Hold Regional Managers accountable for portfolio performance standards.
  • Partner with Human Resources in recruitment, hiring, performance evaluations, and succession planning.
  • Foster a positive team culture focused on accountability, development, and retention.
  • Ensure payroll submissions, status changes, and personnel actions are completed accurately and timely.
Marketing/Leasing
  • Analyze market conditions, competitor trends, and pricing strategies.
  • Oversee revenue management and rent optimization strategies.
  • Review and approve marketing initiatives to drive occupancy and brand positioning.
  • Monitor resident satisfaction and retention initiatives to enhance community performance.
Qualifications
  • Bachelor’s Degree in Business, Real Estate, Property Management, or related field preferred.
  • 7–10+ years of progressive multi-family property management experience.
  • Minimum 5+ years of multi-site leadership experience with direct P&L responsibility.
  • Strong analytical, problem-solving, and organizational skills.
  • Exceptional leadership, communication, and interpersonal skills.
  • Proficiency with Microsoft Office and property management software (MRI, Yardi or equivalent preferred).
  • Ability to manage multiple priorities in a fast-paced environment.
Physical Requirements
  • Frequent travel required (approximately 50–75% depending on portfolio geography), including the ability to travel overnight as business needs dictate.
  • Regular walking of properties including stairs.
  • Ability to inspect interior and exterior areas of communities.
  • Occasional lifting of materials up to 25 lbs.
Additional Requirements
  • Valid driver’s license and verifiable insurance if operating a personal or company vehicle.
  • Successful completion of background screening and drug testing where applicable.
