Regional Property Manager

Full Time Management Detroit Regional Office - MI, Southfield, MI, US

The Regional Property Manager supports and executes the Company’s strategies related to property management operations by directing the team members on the assigned portfolio of properties, and by implementing the policies, procedures and practices that enable each property to meet and exceed budgeted financial goals and achieve operational performance objectives

RESPONSIBILITIES (including, but not limited to) BUDGET/FINANCIAL
  • Supervises all property operations ensuring that standardized practices, polices, and procedures are being adhered to
  • Monitor income and expenses to meet budgetary goals and when falling short of budgetary goals; present and implement strategies to address deficiencies
  • Evaluate monthly financial statements, including accurate review of all payables, receivables, and reclasses/accruals
  • Responsible for oversight, preparation, and presentation of monthly financial business review reports
  • Responsible for preparing annual operating budgets that align with the company’s expectations for Rental Income, Net Rental Income, Expenses, Net Operating Income, and Capital Expenses
OPERATIONAL
  • Engage with and resolve site and resident issues that cannot be managed by onsite personnel
  • Develop and implement monthly/annual business plans including marketing strategies, staffing plans, revenue generating programs and general performance goals
  • Review activity reports, tracking progress towards occupancy including sales conversion ratios, pricing, renewals, operating revenue and expense goals and objectives; take corrective actions as needed to ensure company metrics are met on a consistent basis
  • Establish and adhere to a weekly schedule ensuring routine site visits are being completed and effective communication with direct reports is occurring
  • Oversee capital improvement projects and renovations and prepare and implement phasing and execution of capital plans, engage Director/Asst Director of Maintenance for all qualified capital improvements as approved by Regional Vice President of Operations
  • Conduct Regional Property Manager checklist monthly
  • Advocate for all new initiatives within the organization; drive initiatives with onsite team members, provide training as needed and ensure site engagement on new initiatives
  • Effectively communicate and conduct business with co-workers, residents, vendors, and supervisors in a respectful and professional manner
  • Adhere to local, State, and Federal Fair Housing policies
STAFF MANAGEMENT/RELATIONS
  • Train, mentor, evaluate and appropriately reward/discipline all direct reports including completing annual associate reviews, ensuring proper staffing levels, and performing Property Manager duties when needed
