We’re looking for a Construction Estimator to develop accurate, competitive cost estimates across multifamily apartments, senior living communities, affordable housing developments, and memory care projects.

• Review project plans, specifications, and bid documents to define scope and pricing
• Perform quantity takeoffs and detailed cost analysis
• Estimate costs for labor, materials, equipment, and subcontractors
• Solicit, evaluate, and level vendor and subcontractor bids
• Prepare and support bid proposals, budgets, and preconstruction deliverables
• Identify cost risks, gaps, and value engineering opportunities
• Maintain and update cost databases and historical pricing records
• Collaborate with project managers, engineers, and internal stakeholders
• Track and adjust estimates based on scope changes and market conditions

• Accurate, well‑supported estimates with minimal variance to actual costs
• Strong subcontractor participation and competitive bid coverage
• Proactive identification of cost‑saving opportunities
• Clear, organized budgets that support efficient project execution
• Strong collaboration across preconstruction and operations teams

• Bachelor’s degree in Construction Management, Engineering, or related field (or equivalent hands‑on experience)
• 2–5 years of experience in construction estimating or preconstruction
• Experience estimating multifamily apartments, senior living (independent living, assisted living, memory care), or affordable housing developments strongly preferred
• Strong understanding of construction methods, materials, and sequencing
• Proficiency in estimating/takeoff tools such as Plan Swift, Bluebeam Revu, or similar
• Ability to read and interpret blueprints, specifications, and technical documents
• Strong analytical, mathematical, and problem‑solving skills
