About the Opportunity
At Integrated Real Estate Group (IREG), we take a long-term approach to owning and operating communities. Our Cap Ex Construction Manager plays a critical role in preserving and enhancing the value, safety, and performance of our assets.
This position oversees capital projects across multifamily and senior living communities, including exterior renovations, unit upgrades, roofing, paving, amenities, mechanical systems, building improvements, and life safety initiatives.
You'll work closely with executive leadership, operations teams, property management, and vendors to prioritize projects, manage budgets, and deliver successful outcomes that support both resident experience and long-term asset performance.
What You'll Own
- Manage the full lifecycle of capital improvement projects from planning through closeout
- Develop project scopes, budgets, schedules, and bid packages
- Solicit bids, evaluate proposals, negotiate contracts, and recommend vendor selections
- Oversee contractors, consultants, and vendors to ensure projects are completed safely, on time, and within budget
- Conduct site visits and provide field oversight throughout project execution
- Manage multiple active projects simultaneously across multifamily and senior living communities
- Monitor project schedules, budgets, change orders, and cost controls
- Ensure compliance with company standards, building codes, and applicable regulations
- Partner with property management and operations teams to identify capital needs and prioritize projects
- Participate in annual capital planning and long-term asset preservation strategies
- Provide regular updates to executive leadership regarding project status, risks, budgets, and timelines
- Resolve construction challenges and implement solutions that minimize operational disruption

- Experience managing multifamily, senior living, hospitality, healthcare, commercial, or residential capital projects preferred
- Strong knowledge of construction methods, project scheduling, budgeting, and contractor management
- Experience developing scopes of work, bid packages, and negotiating vendor contracts
- Ability to manage multiple projects simultaneously in a fast-paced environment
- Strong financial acumen with experience tracking budgets and change orders
- Experience conducting site walks, inspections, and quality control reviews
- Proficiency with Microsoft Office Suite required
- Experience with project management software preferred
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred
- Valid driver's license required
- Ability to travel regularly to communities throughout Texas and Oklahoma
