As a Commercial Project Manager, you will prepare material and labor cost, direct margin expectations and confirm specifications and work scope. In addition, manage commercial and multifamily projects which includes working directly with architects, owners and general contractors to offer value engineering options and challenging design and product specifications to mitigate potential risks to all parties.
Responsibilities- Prepare project procurement documents, including material and labor cost estimates, direct margin expectations, and project specifications and scope.
- Manage commercial and multifamily projects, working directly with architects, owners and general contractors to offer value engineering options and address design and product specification challenges.
- Coordinate procurement and sequencing with general contractors and other trades, perform site visits, prepare schedule of values for revenue recognition, and manage monthly requisitions for invoicing and production milestones to meet project budget objectives.
- Work closely with the sales team to design product configurations and generate estimates for work to be performed.
- Create CAD drawings of the proposed design.
- Verify estimates contain the correct products and quantities.
- Recommend design changes and incorporate any changes requested by the customer.
- Review estimates with the sales team to ensure data accuracy and comprehensive charging of all design components.
- Modify estimates per customer or sales manager requests.
- Provide estimates on change orders for current projects.
- Respond to customer and sales team questions regarding estimate and design details.
- Perform any other duties, tasks or responsibilities as assigned.
- Analytical and problem‑solving skills.
- Strong attention to detail, demonstrated integrity and professionalism.
- Excellent communication skills, both written and verbal.
- Ability to perform complex mathematical calculations, including “what if” analysis.
- Capability to calculate square footage and detailed measurements.
- Ability to reconfigure measurements to alter designs.
- Rapid creation and modification of take‑offs for large projects.
- Proficiency with Microsoft Word, Excel, and Outlook.
- Knowledge of ERP applications, preferably Oracle.
- Proficiency in CAD (computer‑aided drawing) software for room configuration.
- Capability to compile professional sales estimates.
- Minimum age of 18 years.
- Valid driver’s license required if operating a vehicle for company purposes.
- Minimum of 3 years of relevant construction industry experience.
- Preferred prior experience in quote and estimate creation.
- Availability to work overtime and weekends as required.
