Position Overview

The Sr. Construction Manager (MEP) is the senior owner/operator leader accountable for the mechanical, electrical, plumbing, and mission-critical systems delivery of Fleet’s data center buildings — including medium-to-low voltage electrical infrastructure, heavy mechanical cooling, industrial automation and controls, and fire/life-safety and security systems. Reporting to the Director of Construction, this role owns the MEP discipline outcome across the building(s): scope, schedule confidence, quality, safety alignment, contractor accountability, and commissioning and turnover readiness.

Position Overview

The Sr. Construction Manager (MEP) is the senior owner/operator leader accountable for the mechanical, electrical, plumbing, and mission-critical systems delivery of Fleet’s data center buildings — including medium-to-low voltage electrical infrastructure, heavy mechanical cooling, industrial automation and controls, and fire/life-safety and security systems. Reporting to the Director of Construction, this role owns the MEP discipline outcome across the building(s): scope, schedule confidence, quality, safety alignment, contractor accountability, and commissioning and turnover readiness.

The Sr CM (MEP) leads MEP-scope Construction Manager(s) and coordinates closely with the Sr CM (CSA), Sr CM (BTM/Substation/BESS), Sr Project Engineer, and Project Engineer. This is a discipline leadership role — the campus program, capital budget, and corporate/partner interface sit with the Director.

Key Responsibilities Discipline Delivery & Governance
  • Own MEP Execution:
    Hold the General Contractor and MEP tier-1 trade partners accountable for all mechanical, electrical, plumbing, and mission-critical systems scopes across the assigned building(s).
  • Milestone Protection:
    Own the MEP critical path, schedule, and quality metrics, escalating and mitigating discipline risks before they affect the integrated program.
  • Cross-Discipline Coordination:
    Coordinate MEP rough-in, systems integration, and energization sequencing with the Sr CM (CSA) and Sr CM (BTM/Substation/BESS).
  • Scope Sign-Off:
    Lead MEP progress evaluations, owner inspections, and MEP milestone and punch-list sign-offs, feeding into the Director’s campus-level milestone authority.
Technical, Quality & Commissioning Oversight
  • Mission-Critical Assurance:
    Oversee and validate correct owner-side installation and integration of MV/LV electrical infrastructure, heavy mechanical cooling, industrial automation, and fire/security systems.
  • Standards & Reliability:
    Enforce GC compliance with Fleet’s high-availability, mission-critical resiliency requirements, building codes, municipal permitting, and engineering specifications for MEP scopes.
  • Change Management:
    Review, validate, and disposition MEP technical submittals, RFIs, and field changes through Procore.
  • Supply Chain & OFCI Readiness:
    Align MEP readiness with the delivery and rigging of long-lead OFCI equipment (e.g., switch gear, generators, chillers, UPS).
  • Commissioning & Turnover:
    Own MEP participation in Level 1 through Level 5 commissioning with commissioning and operations teams.
Budget, Team & Risk
  • MEP Budget Stewardship:
    Own and forecast the MEP discipline budget, contingencies, and cash flow within the campus capital budget owned by the Director.
  • Procurement & Change Orders:
    Provide senior technical expertise in RFPs and onboarding; audit and negotiate MEP change orders.
  • Lead the MEP Team:
    Direct and develop MEP-scope Construction Manager(s); serve as primary MEP interface to internal leadership, the GC’s MEP leadership, commissioning agents, and consultants.
  • Safety & Risk:
    Drive an incident-free safety culture including energized-work and high-risk systems safety; mitigate systems integration risks and long-lead equipment exposure.
Basic Qualifications
  • Bachelor’s degree in Construction Management, Electrical/Mechanical Engineering, or a related technical field, OR equivalent practical owner-side field leadership experience.
