Description
In a manufacturing and fabrication environment with newer, warranty-backed equipment, the role of a Facility Maintenance Technician shifts from heavy mechanical repair to highly technical system management and vendor coordination. Your primary focus is maintaining the overall building infrastructure and serving as the key liaison for specialized Original Equipment Manufacturer (OEM) service technicians.
Key Responsibilities- Vendor & Service Contract Liaison: Act as the primary point of contact for manufacturer service technicians. You will schedule visits, oversee on-site repairs to ensure compliance with service agreements, and verify that all work meets facility safety standards.
- Advanced Building System Oversight: Monitor and perform preventive maintenance (PM) on sophisticated facility infrastructure, including HVAC systems (filter/belt changes),
electrical panels
, plumbing
, and compressed air lines essential for fabrication tools. - Preventive Maintenance (PM) Management: Use a CMMS (Computerized Maintenance Management System) to track and execute daily, weekly, and monthly inspections of the facility and equipment to prevent 70-80% of potential failures.
- Minor Equipment Support: Perform "first-line" troubleshooting and basic repairs that do not void manufacturer warranties, such as cleaning sensors, lubricating external parts, and managing machine adjustments.
- Safety & Compliance: Enforce OSHA standards and lockout/tagout (LOTO) procedures. Ensure that both internal staff and outside contractors adhere to strict safety protocols in the fabrication area.
- Facility Infrastructure Upkeep: Handle general fabrication-related facility needs, including light welding/fabrication for shop fixtures, painting, and basic structural repairs.
- Education: High school diploma/GED required; technical certificate or Associate’s degree in Building Maintenance or Mechatronics is highly preferred.
- Experience: 3–5+ years in a manufacturing or industrial environment, ideally working with modern, automated machinery.

Ability to read blueprints and technical manuals, basic knowledge of PLCs (Programmable Logic Controllers), and proficiency with hand/power tools. - Interpersonal
Skills:
Strong verbal and written communication for managing relationships with machine operators and external service vendors.
- Aerial Work Platform (AWP) Operation: Safely operate a scissor lift to perform elevated maintenance tasks, such as repairing overhead lighting, HVAC ductwork, Cable rerouting often at heights of 15–25 feet.
- Material Handling: Operate a forklift to unload heavy parts, move fabrication equipment into position, or transport facility supplies (e.g., HVAC units, large plumbing fixtures) throughout the plant.
- Daily Equipment Inspections: Perform and document mandatory pre-operation safety checks on both forklift and scissor lift units to identify mechanical issues (leaks, battery health, hydraulic fluid levels) before use.
- Load Management: Demonstrate an understanding of equipment load capacities and center-of-gravity principles to prevent tip-overs or damage to newer, sensitive manufacturing machinery.
- Physical Demands: Regular lifting (up to 50 lbs), climbing ladders, and working in confined spaces or at heights.
- Shift Flexibility: Most facilities require 40–45 hours per week with occasional overtime or on-call weekends to minimize production downtime during repairs.
