Project Manager

This position leads offsite manufacturing projects for a mechanical contractor at a facility in Spokane, WA, delivering modular products to mission critical and semiconductor projects across the country. You will develop and manage project plans, schedules, and scopes of work in a fast-paced environment while collaborating with a diverse, established team. This role is ideal for someone who enjoys solving complex problems, driving results, and making an immediate impact on high-visibility projects.

Responsibilities

  • Lead the transition of project management and engineering activities from the design phase through construction, ensuring seamless handoffs and alignment across stakeholders.
  • Develop, maintain, and manage detailed project plans, schedules, and scopes of work for offsite manufacturing and modular construction projects.
  • Prepare, review, and process client and subcontractor change orders in a timely and accurate manner.
  • Monitor, control, and report on the financial performance of projects, including budgets, costs, and forecasts.
  • Coordinate work and communication among trades, subcontractors, vendors, and internal teams to ensure project milestones are met.
  • Oversee material procurement activities, including defining scopes of work and supporting subcontractor and vendor selection.
  • Manage subcontractor buyout processes and ensure contractual terms align with project goals and budget constraints.
  • Review and approve change orders, ensuring they are properly documented, justified, and aligned with project budgets and contracts.
  • Use scheduling software such as Microsoft Project, Primavera, and/or Sure Trak to build, update, and track project schedules.
  • Develop project staffing plans that include in-house labor and subcontractor resources to meet schedule and quality requirements.
  • Coach and mentor project team members to support their professional growth and improve overall project performance.
  • Collaborate closely with internal stakeholders to ensure alignment on project objectives, risk management, and execution strategies.

Essential Skills

  • 4+ years of experience in construction management or a manufacturing environment overseeing material procurement and developing scopes of work.
  • Hands-on project management experience within mechanical construction, offsite manufacturing, or modular construction environments.
  • Experience with subcontractor buyout, including negotiating and finalizing subcontractor agreements.
  • Proven ability to manage project budgets and overall financial performance, including cost tracking and forecasting.
  • Demonstrated experience reviewing and approving change orders for clients and subcontractors.
  • Proficiency with scheduling software such as Microsoft Project, Primavera, and/or Sure Trak.
  • Strong understanding of contract management principles and practices.
  • Ability to coordinate effectively with trades, subcontractors, and vendors in a fast-paced project environment.
  • Solid organizational and time-management skills with the ability to manage multiple projects or work streams simultaneously.
  • Clear and professional communication skills, both written and verbal, with a collaborative working style.

Additional Skills & Qualifications

  • Bachelor's degree in construction management or mechanical engineering preferred.
  • Experience working for a general contractor or subcontractor is highly preferred.
  • Understanding of accounting and financial management concepts as they relate to construction projects is highly preferred.
  • Mechanical systems or mechanical construction is beneficial.
  • Experience supporting mission critical or semiconductor projects is a plus.
  • Demonstrated ability to coach and mentor project team members.
  • Comfort working in a dynamic, growth-oriented environment where processes and teams continue to evolve.

This role is based onsite in Spokane, WA, at a growing offsite manufacturing facility supporting mission critical and semiconductor projects nationwide. You will work closely with a diverse team of project managers, engineers, trades, and subcontractors in a collaborative, fast-paced environment.
