Job SummaryThe Multi-Property Common Areas Technician is a multi‑site position responsible for maintaining, repairing, and ensuring the cleanliness, safety, and functionality of common areas across assigned properties. Primary duties include grounds upkeep, elevator and hallway maintenance, exterior cleaning, common‑area repairs, and routine inspections of shared building systems.
Job Duties & Responsibilities Common Area & Grounds Care (Daily Duties) Courtyard Maintenance (Daily)- Remove all visible pet waste.
- Dispose of trash, litter, and general debris.
- Ensure all walking paths, seating areas, and gathering spaces are clean, clear, and safe.
- Clean and maintain windows, elevators, entryways, and shared bathrooms.
- Sweep, mop, and sanitize floors in high‑traffic areas.
- Restock restroom supplies as needed.
- Perform paint touch‑ups to maintain appearance and cleanliness.
- Keep sidewalks, entrances, and pathways free from litter, leaves, snow/ice (seasonal), and obstructions.
- Remove graffiti promptly, as applicable.
- Address safety hazards or cleanliness concerns immediately and report major issues requiring additional maintenance or vendor support.
- Perform routine inspections, repairs, and preventive maintenance on mechanical, electrical, plumbing, HVAC, and safety systems within common areas.
- Inspect, repair, or replace common‑area fixtures such as lighting, door hardware, railings, carpet tiles, and signage.
- Maintain common‑area amenities including laundry rooms, lobbies, community rooms, stairwells, mail areas, and outdoor features.
- Conduct regular inspections of common‑area lighting, sprinkler systems, fire prevention systems, and fire extinguishers.
