Position: VP / Director of Asset Management - Industrial Real Estate

SCI, the Leader in Real Estate Executive Search®, has been retained to recruit a VP / Director of Asset Management on behalf of a boutique industrial real estate development and investment firm with $700M AUM focused on long-term ownership of institutional-quality assets across the West Coast.

This is a highly visible leadership role — reporting to the SVP of Asset Management and working directly with the principals — with a clear opportunity to build and ultimately lead the asset management function as the platform continues to scale.

Our client is a well-capitalized, entrepreneurially led platform with a strong track record and real upside for the right person. This is a rare chance to step into a seat with both ownership-level access and long-term department-building opportunity.

KEY RESPONSIBILITIES
  • Developing and executing 1-, 3-, and 5-year operating and leasing plans for each asset
  • Managing third-party property managers and leasing teams to drive performance across the portfolio
  • Negotiating RFPs, LOIs, and leases; managing broker relationships and leasing analytics for IC approval
  • Leading financial reporting, budget preparation, cash flow modeling, and capex evaluation
  • Driving OPEX, NNN, and long-term lease underwriting assumptions on new acquisitions and developments
KEY REQUIREMENTS
  • 7–10 years of asset management experience with multi-tenant industrial properties in the Northwest / West Coast markets
  • Proven track record stabilizing new development properties
  • Strong financial modeling skills — cash flow, valuation, budget-to-actual variance analysis
  • Bachelor's degree required; MBA or graduate degree preferred
  • Entrepreneurial mindset with the drive to help build a growing platform
