Residential Property Manager

Cowles Company seeks a Residential Property Manager to oversee a portfolio of residential assets within our diversified real estate holdings. This role manages day-to-day operations, tenant relations, leasing, rent collection, and vendor coordination, while ensuring properties are well-maintained, compliant, and financially successful. The manager will analyze budgets and occupancy trends, recommend value-add improvements, and collaborate closely with ownership. Responsibilities

• Oversee daily operations of residential properties within the portfolio
• Manage leasing, renewals, marketing, and tenant screening processes
• Handle tenant relations, conflict resolution, and resident communications
• Coordinate maintenance, repairs, and vendor services to ensure property upkeep
• Monitor budgets, rent collection, delinquencies, and financial performance
• Ensure compliance with fair housing, landlord-tenant laws, and company policies
• Prepare occupancy, financial, and operational reports for leadership
• Identify and implement value-add and resident experience improvement initiatives
• Collaborate with internal teams on capital projects and long-term planning
• Support community-focused initiatives aligned with company values
