Job Title: Maintenance Technician

Salary: $24 per hour

The Maintenance Technician will handle a wide range of maintenance duties, ensuring resident satisfaction and property safety across assigned properties, in collaboration with the maintenance supervisor and property manager.

• Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as directed by state guidelines.
• Execute general carpentry tasks such as wallboard repair, counter top/cabinet replacement, finish carpentry, window and glass repair, door and lock repair, and ceramic tile repair.
• Conduct proactive preventative maintenance for siding, painting, lighting, sprinkler systems, pools, golf carts, elevators, and more.
• Maintain the work order system, ensuring all orders are completed in a timely manner to company standards and resident satisfaction.
• Inspect property grounds, buildings, and common areas to maintain safety, cleanliness, and identify maintenance needs.
• Assist with property emergencies including snow removal, inclement weather, fires, and floods.
• Communicate promptly with maintenance leadership regarding all maintenance issues.
• Observe and promote safety and risk management in accordance with all applicable laws and company policies.
• Participate in emergency on‑call/after‑hours maintenance assignments, adhering to established response times and addressing emergency issues appropriately.
• Promote customer satisfaction through cleanliness and curb appeal; interact courteously and professionally with residents at all times.
• Foster positive, collaborative relationships with residents, other properties, and associated agencies.
• Maintain a professional demeanor and appearance at all times, promoting the same throughout the team.
• Adhere to all components of the company risk management program.

• High school diploma or equivalent is required.
• At least one year of experience in the property management industry or a directly related field.
• Possess general maintenance and general carpentry skills.

• Maintain a valid driver’s license, clean driving record, and current auto insurance.
• Read, write, and understand English.
• Use general office equipment such as telephone, fax machine, printer, copier, and key–track system.
• Excellent customer service and interpersonal skills to relate to others.
• Strong organizational and time‑management skills.
• Ability to multi‑task.
• Proficiency in basic mathematical functions.
• Ability to handle and defuse situations involving angry or difficult people.
• Maintain confidentiality.
• Maintain a professional appearance and comply with prescribed uniform policy.
• Comply with all safety requirements.
• Successfully complete and pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
