As the Service Manager BTR, you will coordinate the work of employees who repair and maintain buildings and facilities, prepare work schedules, assign work, and oversee the work product. You may be involved in new construction or modification of existing properties. The Service Manager Build to Rent will be responsible for multiple site visits weekly and manage between one and four communities simultaneously.

You will represent the company professionally and courteously.

Key Responsibilities
  • Completes weekly/daily maintenance employee schedules, communicates assignments to maintenance staff, and assists with touring properties daily to find needed maintenance and liability hazards. Repair hazards or assign task completion to the maintenance team.
  • Use a personal vehicle for transportation of tools, etc. (No golf carts on site).
  • Exhibit strong independent judgment to determine actions, priorities, and emergencies.
  • Maintain the grounds and appearance of the property, including assistance with interior/exterior rehabilitation and construction projects.
  • Maintain and secure all property‑issued tools.
  • Keep abreast of relevant industry issues, government regulations, and restrictions concerning maintenance procedures and incorporate them into planning and decision‑making.
  • Participate in site staffing needs in conjunction with the Community Manager Build to Rent.
  • Assess training needs of employees, provide input for training programs, coordinate and schedule appropriate training, and contribute to safety and skill training for all maintenance employees. May assist with completing written property safety audits.
  • Other duties as assigned.
You Have
  • Minimum of two years or more progressive maintenance, safety, and major HVAC, construction background including foundations, framing, roofing, plumbing, and electrical.
  • Working knowledge of building maintenance, repair, and preventative maintenance programs, irrigation and pool systems, and large and small appliance repair.
  • Ability to work remotely if necessary.
  • A positive, motivating, and team‑oriented attitude.
  • Strong organization skills; manage warranty requests with multiple vendors.
  • Basic computer skills/knowledge to perform job functions.
  • Ability to work independently with minimal supervision and excellent time management; prioritize work functions.
  • Strong communication and interpersonal skills; positive, team‑oriented attitude.
  • Ability to work with a diverse group of people and customers.
  • Required to provide own industry‑specific hand tools.
  • A valid driver’s license and reliable transportation required.
  • Ability to travel to and work onsite up to a minimum of 95% of the time.
  • HVAC certification.
  • E.P.A Certification required (Type II – domestic HVAC systems).
  • CPO (Certified Pool Operator) required.
  • CAMT preferred or ability to obtain within the first year of employment.
  • HVAC, supply purchasing and bidding experience helpful.
  • E.P.A 410A certification preferred or ability to obtain within the first year of employment.
  • Working knowledge of Microbial Growth is a plus.
Physical Requirements /Environment:
  • Lifting up to 50 pounds.
