Monday - Friday, 8:00 AM - 5:00 PM

* Pay Rate:
Competitive and based on experience

* Property Size:
Large, high-volume community

Required Certifications

HVAC Certification (Required)

CPO (Certified Pool Operator) Certification (Required)

CAMT (Certified Apartment Maintenance Technician) Designation (Required)

Position Overview

As the Maintenance Supervisor, you will be responsible for overseeing all maintenance operations, leading a team of technicians, and ensuring the property remains safe, functional, and visually appealing. This role requires both strong leadership skills and hands-on technical expertise.

You will play a critical role in maintaining the integrity of the community while supporting both residents and property management.

Key Responsibilities

Leadership & Team Management

* Supervise, train, and support maintenance staff

* Assign daily work orders and prioritize maintenance tasks

* Ensure timely completion of service requests and unit turns

* Foster a positive, efficient, and accountable team environment

Maintenance Operations

* Oversee all service tickets, repairs, and preventative maintenance programs

* Troubleshoot and resolve complex maintenance issues (HVAC, electrical, plumbing, appliances)

* Ensure all work is completed to high-quality standards

Unit Turnovers & Inspections

* Manage make-ready process to ensure units are move-in ready

* Conduct inspections of vacant and occupied units

* Ensure property readiness and compliance with company standards

Property & Systems Oversight

* Maintain common areas, building systems, and community amenities

* Oversee pool operations and ensure compliance with safety regulations (CPO required)

* Identify and address safety concerns proactively

Vendor & Project Management

* Coordinate with vendors and contractors for specialized work

* Ensure all third-party work meets quality and compliance standards

* Track maintenance budgets and control expenses where possible

Compliance & Safety

* Ensure adherence to all safety policies and procedures

* Maintain compliance with local, state, and federal regulations

* Keep accurate records of maintenance activities, inspections, and repairs

Ideal Candidate

We are seeking a leader who is:

* Highly experienced in apartment maintenance operations

* Certified in HVAC, CPO, and CAMT (required)

* A strong communicator and team leader

* Organized, detail-oriented, and able to manage a high-volume property

* Comfortable working in a fast-paced, hands-on environment
