Valiant Residential is seeking an Assistant Maintenance who is responsible for assisting the maintenance supervisor, maintaining the physical integrity of the property, and working with the leasing team to maximize renewal and leasing opportunities. The Assistant Maintenance will ensure that all duties are carried out with safety first and in accordance with Valiant Residential policies.

• Service requests made by residents should be completed within 24 hours.
• Implement and manage the system for handling resident service requests, and schedule the on‑call rotation for staff.
• Conduct all business in accordance with company policies, procedures, and state and federal laws (ADA, Fair Housing, OSHA, etc.).
• Assist in the distribution of flyers and other materials.
• Keep all safety materials current and readily accessible; immediately correct unsafe conditions.
• Maintain accurate records of preventive maintenance, service requests, and make‑ready status of all vacant apartments.
• Schedule and perform minor and routine maintenance on all appropriate equipment; inspect and maintain all tools in excellent condition.
• Diagnose and perform routine maintenance or repairs on electrical, plumbing, HVAC, appliances, irrigation, structural, and other systems.
• Handle on‑call duties and participate in standby emergency schedules for evenings, weekends, and holidays.
• Assist in preparing the property for various inspections.
• Perform any additional duties as assigned by the property manager or Regional Community Supervisor.

• Minimum of two years of full‑time experience in apartment maintenance or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
• High school diploma or equivalent; technical certification is a plus.
• EPA refrigerant, transition, and recovery certification.
• Strong verbal and written communication skills in English; bilingual in Spanish is a plus.
• Own a basic set of hand tools.
• Valid driver’s license with good driving record and auto insurance.
• Ability to perform work responsibilities at other locations and travel within major metropolitan areas, including possible overnight stays.
• Ability to work some weekends as needed.

• Must be able to sit, stand, climb, stoop, and remain at a desk for up to 8 hours or more if needed.
• Must be able to walk the property for up to 8 hours (or more) in various weather conditions.
• Must have the ability to climb stairs.
• Must be able to lift up to 30 lbs. as needed.
