Position: Leasing Professional - The Pierpont

Job Summary

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include all activities related to leasing new residents, ensuring resident satisfaction, and securing lease renewals.

Responsibilities
  • Performs all sales and leasing activities to achieve community revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, screening, preparing leases, and ensuring smooth move‑ins.
  • Inspects apartments prior to resident move‑in, ensuring they are in move‑in ready condition and coordinating maintenance for any outstanding items.
  • Stays informed about market and competitor conditions, develops and implements short‑ and long‑term marketing plans, and follows community policies related to concessions and specials to boost occupancy.
  • Designs and executes marketing activities to generate traffic, including resident referral and employer outreach, internet marketing tools, and community‑specific programs.
  • Uses the on‑site property management software (One Site, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
  • Ensures the community and show units meet company standards for show quality by inspecting corridors and leasing tours, communicating maintenance needs, merchandising units, and preparing the leasing office for daily activities.
  • Follows up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, or telephone calls.
  • Executes lease renewal activities, including preparing renewal letters, meeting with residents before move‑out dates, and ensuring renewal documents are signed and implemented on time.
  • Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document requests.
Required Licenses or Certifications
  • All licenses and/or certifications required by State and Local jurisdictions.
  • Valid driver’s license to operate a golf cart on property.
Physical Demands

Incumbents must be able to stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Must work inside and outside in all weather conditions and push, pull, lift, carry, or maneuver weights of up to 25pounds independently and 50pounds with assistance. Rare or regular travel may be required, and a flexible schedule including evenings, weekends, and holidays is necessary.

Compensation

Hourly range: $15.00 – $18.00. In addition to base pay, eligible for quarterly or annual bonus programs (corporate) or weekly, monthly, and/or quarterly bonuses (onsite) based on performance.
