is seeking a dedicated and experienced Community Manager to lead our thriving apartment community in Springdale, AR

As a Community Manager, you will oversee the day-to-day operations of the property, managing maintenance staff, vendors, and leasing strategies to achieve the property's goals and objectives.

- Market and lease apartments in full compliance with fair housing laws.
- Pre‑lease units and maintain a working waitlist of prospective residents.
- Provide exceptional customer service to residents and build lasting connections.
- Collect and deposit rent, late fees, and deposits using One Site software.
- Screen and qualify prospective residents.
- Oversee unit turnover, renovations, and ensure units are ready for occupancy.
- Manage property expenditures within budget and report strategies to the Regional Director.
- Bid and negotiate service contracts, procure supplies, and supervise maintenance staff.
- Maintain organized records, including leases, communications, and work orders.
- Address resident requests, complaints, and enforce community rules promptly and professionally.
- All other duties as assigned.
- Minimum of two years of multi‑family property management experience and one year of management experience with a proven track record in leasing and renewals.
- LIHTC experience preferred.
- Proficiency in Microsoft Office and property management software (One Site experience preferred).
- Strong problem‑solving, multi‑tasking, and organizational skills.
- Empathetic and professional demeanor with the ability to enforce community policies effectively.
- Excellent written and verbal communication skills.

Salary: $14.00 - $18.00 per hour
