Property Manager I
Winn Companies is seeking a Property Manager I to join our team at Thirty One Elm, a 74-unit multifamily residential community located in Springfield, MA.
In this role, you will oversee the daily operations, leasing, financial performance, maintenance, and compliance of the community while delivering exceptional resident service. The ideal candidate has experience in property management, multifamily housing, leasing, resident relations, and team leadership, and is committed to maintaining a high-performing, well-managed community.
The pay range for this role is $27.00-$33.00 per hour with an annual bonus up to 10% dependent on experience. The selected candidate will adhere to the following schedule:
Monday through Friday from 8:30AM to 5:00PM.
- Manage the daily operations of a multifamily residential community, ensuring strong occupancy, resident satisfaction, and regulatory compliance.
- Oversee leasing activities, including marketing, rental applications, move-ins, move-outs, recertifications, renewals, and rent increases.
- Drive occupancy, rent collections, resident retention, and revenue goals.
- Prepare and manage property budgets, financial reports, purchase orders, invoices, and monthly variance reporting.
- Ensure compliance with all applicable federal, state, local, LIHTC, HUD, and affordable housing program requirements, where applicable.
- Partner with maintenance teams to maintain the property, preserve assets, and ensure completion of preventive maintenance programs.
- Lead, train, and develop site team members while promoting a positive, customer-focused culture.
- High school diploma or GED equivalent.
- 1-3 years of experience in property management, multifamily housing, leasing, or residential operations.
- A current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Previous supervisory, team lead, leadership, or employee development experience.
- Knowledge of property management operations and landlord-tenant laws.
- Experience using Microsoft Office and web-based business applications.
- Strong customer service, communication, organizational, and problem-solving skills.
- Ability to manage multiple priorities in a fast-paced environment.
- Ability to work effectively with diverse residents, colleagues, and vendors.
- Strong attention to detail and financial accountability.
