The Affordable Housing Recertification Specialist is responsible for managing the annual and interim income recertification process for residents in affordable housing programs (LIHTC, Section 8/HUD, HOME, and other subsidized housing programs). This role ensures continued compliance with federal, state, and local affordable housing regulations by accurately verifying resident eligibility, income, and household composition.
Essential Functions:- Process annual, interim, and initial certifications/recertifications in accordance with program guidelines (LIHTC, Section 8, HUD Multifamily, HOME, and/or other applicable programs)
- Collect, verify, and calculate resident income, assets, and household composition using third-party verification methods
- Prepare and distribute recertification notices to residents within required time frames
- Review and audit resident files for accuracy and completeness prior to submission
- Calculate rent and utility allowance adjustments based on verified income
- Maintain accurate resident files in compliance with program requirements and company recordkeeping standards
- Enter and update resident data in property management/compliance software (e.g., Yardi)
- Communicate with residents regarding required documentation, deadlines, and recertification outcomes
- Coordinate with Property Managers and Compliance staff to resolve discrepancies or missing documentation
- Track and manage recertification calendars/deadlines to ensure timely processing and avoid compliance lapses
- Prepare files for internal audits, state housing agency monitoring visits, and HUD/REAC inspections
- Stay current on changing regulations, income limits, and program requirements (HUD, LIHTC, state HFA guidelines)
- Assist with move-in certifications and waitlist eligibility screening as needed
Required:
- Working knowledge of income/asset verification and calculation methods
- Strong attention to detail and organizational skills
- Proficiency in Microsoft Office (Excel, Word, Outlook)
- Experience with LIHTC and/or HUD Section 8 program compliance
- Experience with property management software (Yardi, Real Page, One Site, or similar)
- Bilingual (English/Spanish or other relevant language) a plus
- Accuracy and attention to detail
- Regulatory/compliance knowledge
- Time management and deadline-driven workflow
- Clear written and verbal communication
- Discretion in handling confidential financial and personal information
- Customer service orientation with residents
