General Purpose

This position is responsible for maintaining Town owned buildings and schools HVAC systems; including, but not limited to boilers, burners, controls, air handlers, univents and exhaust units.

Essential Duties and Responsibilities
  • Maintains Town owned buildings and schools, installs, inspects, and repairs all HVAC equipment. Equipment includes, but not limited to, boilers, burners, controls, air handlers, uninvents and exhaust units.
  • Replace valves, fans, motors, gaskets, filters and belts, fuses, capacitors, bearings, sheaves, actuators and uses various testing devices to locate defective parts and adjust RPM on motors and fans.
  • Adjust and install switches, gauges, thermostats, valves, tubing and other parts as needed; makes pipe connections and repairs; troubleshoots and repairs electrical components pertaining to heating, ventilating and air conditioning.
  • Keeps updated with regard to new regulations and procedures pertaining to heating, ventilating and air conditioning.
  • Assigns and reviews the work of contractors assigned to specific projects. Works from blueprints, schematics and rough sketches, plans and organizes assigned work orders.
  • Operates the building controls energy management systems to perform at peak efficiency.
  • Performs all manual duties related to the general maintenance of all city owned buildings as assigned. May be required to work with other trades where necessary.
  • Performs similar or related work as required, directed or as situation dictates.
Education, Training and Experience

High School Diploma/GED equivalent. Three (3) to five (5) years of directly related experience, or any equivalent combination of training and experience which provides the following knowledge, ability and skills:

Knowledge of:

  • Proper methods, materials, tools and equipment used in the repair and maintenance of heating and air conditioning equipment and systems, pipe fitting, sheet metal work and electrical work pertaining to heating and air conditioning repair.

Ability to:

  • Use various hand tools to perform manual labor.
  • Exercise prolonged physical labor under adverse weather conditions.
  • Work in confined spaces.
  • Read and understand various manuals, blueprints, schematics and instructions.
  • Maintain records/logs.
  • Strictly adhere to and enforce all safety rules and regulations.
  • Establish and maintain effective working relationships with other employees and the general public is required.
  • Prioritize and complete multiple tasks at one time with frequent interruptions.
  • Operate a computer with basic software skills.
  • Use telephone system.

Skilled in:

  • The use of tools and equipment such as various hand and electric tools.
  • Customer service and organizational skills.
  • Use of all equipment used in maintenance and repair duties of the Department.
  • The latest technologies, tools and equipment.

Special Requirements/Licenses:

  • Valid Driver’s License
  • Commonwealth of MA Certificate of Competency to make, alter or repair oil burners.
  • OSHA 10-Hr Construction Safety and Health Training.
  • Required to work nights and weekends as necessary, especially in response to system failures.
