ResponsibilitiesPerforms semi-skilled and skilled maintenance and repair tasks on buildings, apartments, grounds, and equipment. Mandatory snow removal and other on-call duties.
Essential Functions- Perform maintenance and repair tasks on hot water, heating, and boiler systems such as draining tanks, cleaning burners, lubrications, etc.
- Perform plumbing tasks such as changing washers, stems, repairing toilets by changing ball cock, overflow tubes, etc., unclog drains, etc.
- Perform electrical tasks such as changing plate covers on switches and outlets, replacing fluorescent lights and ballasts.
- Perform pest control tasks under the direction of a licensed exterminator.
- Perform floor tile installations.
- Prepare vacant apartments for rental.
- Perform building repairs such as patching holes in walls, ceilings, doors, etc.
- Assist mechanics in major repairs or new construction.
- Maintain and make repairs to electrical equipment and appliances, burners, refrigerators, ranges, etc.
- Perform other job-related duties as required.
- High school diploma or equivalent.
- Ability to use tools and perform work of a skilled nature.
- Basic knowledge of heating, plumbing, electricity, and carpentry.
- Skilled in the use of hand and power tools used for building and grounds maintenance.
- Ability to use and operate snow removal equipment.
- Ability to understand and carry out oral and written instructions.
- Ability to deal effectively with other co-workers and tenants.
- Ability to prepare work orders and time sheets.
- Knowledge of occupational hazards and safety measures.
- Ability to work in hazardous and adverse conditions such as infested places, snow, rain, heat, cold, cramped quarters and high places.
- Ability to bend, squat, stoop, kneel, push/pull/lift heavy objects up to 40 pounds, walk/stand for up to 8 hours, climb ladders and steps.
- Valid driver’s license is required.
