What You’ll Do Maintenance & Operations Complete resident maintenance work orders promptly, accurately, and with quality workmanship.
Assist with apartment turnovers, including painting, cleaning, appliance checks, and general repairs to ensure units are move-in ready.
Perform repairs and maintenance on apartment systems, including plumbing, electrical, HVAC, appliances, and fixtures, within the scope of training and certification.
Conduct regular inspections and preventative maintenance on apartments, grounds, and common areas.
Identify, document, and report maintenance issues that may impact safety, habitability, or property condition.
Maintain pools and pool equipment where applicable, following required health and safety standards.
Keep the maintenance shop, tools, and equipment clean, organized, and in good working condition.
Perform snow removal and seasonal maintenance as needed.
Perform other duties as assigned to support property operations.
Safety & Compliance Adhere to OSHA, Worker’s Compensation, Fair Housing, and all applicable local, state, and federal regulations.
Follow all company safety procedures and use appropriate protective equipment (PPE).Safely handle, store, and dispose of chemicals, tools, and materials.
Participate in the on-call rotation and respond to after-hours maintenance emergencies as required.
Customer Service & Communication Deliver outstanding service to residents, responding to requests with professionalism, courtesy, and urgency.
Communicate effectively with the Service Manager and Community Director regarding work status, recurring issues, safety concerns, and unit readiness.
Provide clear explanations to residents when repairs are completed or follow-up is needed.
Represent Acme Residential with integrity, respect, and a customer-first mindset in all resident, vendor, and team interactions.
Physical Requirements The physical demands described below are representative of those that must be met to successfully perform the essential functions of this role. Reasonable accommodations may be made to enable qualified individuals with disabilities to perform these functions.
Ability to lift, carry, push, and pull up to 50 pounds occasionally throughout the workday, including tools, equipment, appliances, and supplies.
Ability to climb ladders, use stairs, and work at heights as needed to access apartments, roofs, and mechanical areas.
Ability to work both indoors and outdoors in varying weather conditions, including heat, cold, rain, snow, and temperature extremes.
Ability to frequently use manual dexterity and hand-eye coordination to operate maintenance tools and equipment, including repetitive hand, arm, and wrist movements.
Ability to stand and walk for extended periods throughout the workday and to frequently stoop, kneel, crouch, crawl, twist, and bend while performing maintenance, repairs, and unit turnover tasks.
Ability to visually inspect units, equipment, and property conditions and to hear and respond to alarms, equipment sounds, and resident communications.

What You Bring High school diploma or equivalent required.
Minimum 1 year of property maintenance experience (multi-family preferred).HVAC, boiler, plumbing, electrical, and appliance repair experience preferred.
Ability to lift and carry up to 50 pounds and comfortably use ladders and stairs.
Strong attention to detail, time management, and communication skills.
Ability to work a flexible schedule, including evenings, weekends, and on-call rotations.
