Commercial Maintenance Technician Assistant. This position covers multiple properties, including multi-family housing, and aims to maintain properties to a high standard of curb appeal. Responsibilities involve assisting with maintenance, reporting irregularities, and coordinating with vendors as needed. A company maintenance truck is provided to navigate between properties.
Responsibilities- Commercial parking lot assessments and trash removal.
- Remove trespassers or unwanted individuals from the property; contact relevant authorities if a crime is committed.
- Continuous building maintenance and repair assessment as needed.
- Roof/scupper cleaning as needed (minimum 2x per year).
- Inform supervisory personnel on job status and project status.
- Monthly check for building and parking lot light outages; replace lights on buildings as necessary.
- Attend backflow tests with vendor at all properties.
- Removal and installation of interior apartment doors and trim; sheetrock repair, prime and painting where required.
- Moss removal and seasonal snow/ice removal.
- Commercial meter readings; irrigation and repair issues when needed.
- Keep adequate parts, materials, and supplies for each location; order products through a computerized system when needed.
- Communicate parts and materials for larger projects/jobs in a timely manner for Manager direction and approval.
- Daily navigation of email and property management software to manage maintenance orders.
- HRIS (Paycom) is used for timecard management across properties.
- Maintain positive public relations with tenants and vendors.
- Attend mandatory meetings and continued education courses; report unsafe working conditions.
- At the apartment complex, manage day-to-day maintenance, work orders, and ordering materials and supplies; track procedures and maintain related spreadsheets.
- Daily inspections of the property and timely reporting of items/issues and vendor concerns to Property Manager.
- Experience:
minimum of 2 years in commercial or institutional environments. - Read, write, and understand English.
- Carpentry experience and knowledge of surfaces and painting.
- HVAC, plumbing, or electrical skills.
- Ability to communicate effectively with the public and team members.
- Valid driver license with an acceptable driving record.
- Must pass criminal background check.
Physical Requirements
- Constant standing or walking on stairs, varied flooring, and uneven surfaces.
- Frequent bending, twisting, crouching, reaching; occasional climbing of ladders, steps, or stools.
- Frequently lifting/carrying 5–50 lbs; occasionally up to 100 lbs; pushing/pulling 5–100 lbs; occasionally up to 150 lbs.
- Exposure to fumes, chemicals, humidity, cold, heat, dust, and other environmental factors; operation of power tools and motors.
- Adherence to safety standards and procedures; use of safety gear as required.
