Operations & Maintenance Project Manager Role Overview

Dynamis, Inc. is hiring an experienced Operations & Maintenance Project Manager to support the Department of Homeland Security (DHS) and the Federal Protective Service (FPS). This full‑time role is located in Springfield, VA & Alexandria and involves collaborating with FPS leadership and GSA counterparts to optimize the agency’s real‑estate portfolio, execute space‑planning and relocation projects, manage occupancy agreements, and advance long‑term strategic goals.

Salary is not disclosed, but the market median for Manager‑level security roles is $140k‑$180k.

• Coordinate O&M project activities across FPS‑occupied facilities, including preventive maintenance, corrective repairs, and minor capital improvements.
• Serve as FPS’s primary point of contact with GSA building managers, property management firms, and maintenance contractors on facility issues.
• Track and manage open work orders, maintenance requests, and facility service tickets from submission through resolution.
• Conduct regular facility condition assessments to identify deferred maintenance, safety hazards, and improvement priorities.
• Support development of annual O&M work plans and budgets; track expenditures against approved plans.
• Coordinate emergency response to facility incidents, including water intrusion, HVAC failures, security system outages, and other disruptions.
• Maintain current documentation on building systems, maintenance histories, and warranty information for all FPS facilities.

• 4–7 years of experience in facilities operations, O&M project coordination, or building management in a federal or large commercial setting.
• Working knowledge of mechanical, electrical, plumbing (MEP), and HVAC systems common to office and warehouse environments.
• Experience managing work‑order systems and tracking maintenance projects across multiple locations simultaneously.
• Familiarity with GSA’s facility management processes, including service‑order requests and O&M responsibility boundaries under federal leases.
• Strong organizational and communication skills; comfortable managing vendor relationships and escalating issues to government leadership.
• Bachelor’s degree in Facilities Management, Engineering, Construction Management, or a related field preferred.
• Certified Facility Manager (CFM) or Facility Management Professional (FMP) credential preferred.
