Job DescriptionThies & Talle Management, Inc., a leading property management company with nearly forty years of experience in the multi-housing industry, is seeking a part-time Maintenance Technician, roughly 25 hours per week, to work at our apartment community located in St. Peter, MN. This position is responsible for the maintenance of the apartments, common building systems, and grounds. Duties also include apartment turnover maintenance.
Must be detail-oriented and possess skills in customer service. Appliance repair, plumbing, electrical, and carpentry experience is required. On-call hours are also required. Wage depends on experience. Equal Opportunity Employer
The Maintenance Technician provides repair and preventive maintenance of all buildings on-site, including maintaining the lawn and surrounding property. Communicates regularly with residents, staff, and management, and adheres to company standards regarding budgets, maintenance, and legal compliance.
Essential Duties and ResponsibilitiesInclude the following; other duties may be assigned. Management may modify, change, or add to these duties without notice.
- Respond to emergency maintenance requests or resident needs while on-call, within 50 miles of the site, and while adhering to safety and sobriety requirements.
- Maintain lawns, including mowing, trimming, seeding, sodding, repairing, and winterizing.
- Maintain the exterior of buildings, including repairs, painting, and window rescreening.
- Keep occupied units in good condition, ensuring compliance with codes, and prepare vacant units for rent, including repairs to appliances, plumbing, electrical, HVAC, walls, flooring, doors, and troubleshooting.
- Perform snow and ice removal, including snowblowing, shoveling, and salting.
- Replace locks on units and ensure security.
- Oversee work of subcontractors.
- Perform small motor repairs on maintenance equipment.
- Purchase and manage supplies needed for maintenance tasks.
- Operate electrical, mechanical, plumbing, and carpentry tools and equipment.
- Diagnose and troubleshoot malfunctions, and assist in unit inspections and repairs.
- Procure parts and materials, coordinate schedules with contractors, maintain paperwork, and manage waste disposal.
Reports to the Property Manager; does not supervise others.
Job RequirementsQualifications: High school diploma, 2-3 years maintenance experience, valid driver’s license, and relevant certifications. Boiler license if applicable.
Skills: Ability to read and communicate effectively, perform basic math, assess situations, work independently, and maintain confidentiality. Ability to establish positive relationships with residents.
Punctuality and Attendance: Reliable attendance is essential, including availability on weekdays and weekends for apartment turnovers and emergency repairs.
Working ConditionsWork outdoors in weather, with moderate noise, potential contact with unsanitary conditions, insects, rodents, human waste, and fumes.
Physical DemandsAbility to lift up to 75 pounds, work in cramped positions, and perform physical tasks including climbing and reaching.
