Project Manager - Stafford, VA

The Role

The Project Manager manages all facets of a construction program, including development, coordination, and implementation of a program schedule to ensure programs are completed on time, within budget, and ensure or surpass expected quality. The Project Manager must serve as a leader of the construction program, liaising between team members and clients, on all matters. The value of projects will vary based on contract type and overall complexity but in general the position will oversee projects ranging from $2,000 to $1,000,000 each or $3,000,000 annually.

• 4+ years’ experience in the construction industry with a commercial or industrial general contractor
• Previous experience managing and coordinating multiple projects, subcontractors, and vendors simultaneously
• Experience with civil/site work, site utilities, and structures is a plus
• Proficient in producing detailed fixed price estimates; uses RS Means or other published unit price books to produce detailed line-item estimates
• Possess effective negotiating skills
• Resource management, including operations support staff, vendors, subcontractors, and time
• Must demonstrate a strong ability to adapt and be flexible to frequent changes in a fast‑paced work environment
• Must demonstrate a strong ability to collaborate and work effectively in a team environment with people of various backgrounds and styles
• Strong verbal and written communication skills, to include clear, concise, and professional presentation of information
• Adapt to the constantly evolving world of technology, design, means and methods, systems may include Microsoft Office suite, Pro Core, Adobe, and Blue Beam
• Mentor and train assistant level operations team members
• Bachelor’s degree in Construction Management, Engineering, or related field desired but not required
• Experience managing healthcare construction projects highly desired

• Creates and manages budgets
• Communicates effectively with all team members, including subcontractors and clients
• Ensures delivery order execution is in accordance with contract requirements
• Develops and reviews SOW through site visits, existing conditions, and client needs so project requirements and expectations are clearly defined
• Negotiates with client and subcontractors as necessary
• Coordinates project close out, obtaining required documentation, assisting in pre‑final inspections and As‑Built drawings

• Prepares estimates based on technical specifications, SOW, and drawings
• Performs quantity take-offs for each job order
• Enters line items into Unit Price Book software using RS Means or other estimating tools
• Develops pricing for non‑scheduled line items

• Solicits proposals from at least three vendors and/or subcontractors to include documentation on equipment, material, and labor costs for items not covered in an industry standard manual or work to be performed by subcontractors
• Evaluates proposals to confirm compliance with SOW
• Negotiates delivery order subcontractor agreements
• Coordinates subcontractor buyout, arranges and attends site visits, and tracks subcontractor proposals

• Develops and maintains project schedules with superintendents for use by customers and subcontractors

• Contacts new and existing customers to discuss needs and understand the full potential of framework agreements, to propose solutions, identify improvements, enhance customer service and retention, and grow business

• Ensures compliance with Centennial’s Health, Safety, Environment and Quality (HSEQ) guidelines and procedures along with all local requirements (OSHA, USACE EM385.1.1, etc.)
