Position Overview

Aquia Property Inspections LLC is seeking a knowledgeable, dependable, and client-focused Virginia-Licensed Home Inspector to join our team. This is a full-time, field-based position serving Stafford and surrounding Northern Virginia communities. The inspector will conduct detailed residential property inspections, document findings with photographs, prepare accurate and timely reports, and clearly explain significant observations to clients. The successful candidate must be able to work independently while following company procedures, applicable Virginia requirements, InterNACHI Standards of Practice, and recognized industry standards.

Key Responsibilities
  • Conduct thorough residential property inspections
  • Evaluate visible and accessible structural, roofing, exterior, electrical, plumbing, HVAC, interior, insulation, and ventilation systems
  • Identify and document observed defects, safety concerns, maintenance items, and conditions requiring further evaluation
  • Take clear, high-quality photographs to support inspection findings
  • Prepare accurate, objective, and well-organized inspection reports within required time frames
  • Explain technical findings to clients in clear and understandable language
  • Recommend appropriate next steps when evaluation or repair by a qualified professional may be necessary
  • Conduct client walkthroughs and answer questions regarding inspection findings
  • Coordinate inspection appointments and arrive at properties on time
  • Communicate professionally with clients, real estate professionals, property owners, and other authorized parties
  • Follow applicable laws, regulations, company policies, safety procedures, and professional standards
  • Maintain inspection tools, ladders, cameras, testing equipment, and other company-approved equipment
  • Protect confidential client, property, and transaction information
  • Maintain accurate inspection and administrative records
  • Help strengthen client relationships through dependable service and professional follow-up
  • Support responsible business development through positive client experiences, professional referral relationships, and community representation
  • Represent Aquia Property Inspections LLC professionally at every inspection and business interaction
Required Qualifications
  • Active and unrestricted Virginia Home Inspector License
  • Strong residential property-inspection knowledge and practical inspection skills
  • Ability to assess visible structural, mechanical, electrical, plumbing, roofing, HVAC, and safety-related conditions
  • Familiarity with residential construction methods, building systems, home maintenance, and long-term property-care needs
  • Strong attention to detail and excellent observational and problem-solving skills
  • Ability to recognize and objectively document visible deficiencies without overstating or minimizing their significance
  • Excellent written and verbal communication skills
  • Strong customer-service skills, including patience, professionalism, and the ability to explain technical information clearly
  • Ability to prepare accurate reports using inspection software, digital photographs, and mobile technology
  • Basic proficiency with computers, smartphones, email, and online scheduling systems
  • Ability to follow company checklists, reporting procedures, and quality-control requirements
