Job Description
Building and Land Technology (BLT) is seeking a Director of Marina Operations to lead the business, operations, and customer experience of Harbor Point Marinas in Stamford, Connecticut.
This is not a traditional marina management role. We are looking for a strategic, entrepreneurial, hospitality-driven leader who can develop and execute a business plan for the waterfront, grow marina occupancy and revenue, cultivate relationships within the boating community, and create an exceptional waterfront experience.
The Director of Marina Operations will have overall responsibility for the performance and growth of Harbor Point Marinas. This individual will establish the strategic direction for the marina business, identify new revenue and business development opportunities, set measurable goals, and lead the execution required to achieve them.
Beyond the marina itself, this leader will play an important role in activating the Harbor and connecting the waterfront with the broader Harbor Point community, including its residences, offices, restaurants, retailers, events, amenities, and public spaces.
The ideal candidate is equal parts strategic thinker, business operator, relationship builder, and hospitality leader. This person understands how to turn a vision into a business plan and a business plan into results. They will be highly visible on the waterfront, comfortable engaging with a high-end clientele, and energized by the opportunity to grow and evolve Harbor Point into a premier destination for the boating community.

Responsibilities of the Director of Marina Operations

  • Develop and execute a comprehensive business plan for Harbor Point Marinas and the waterfront, establishing short- and long-term priorities for revenue growth, occupancy, customer acquisition and retention, programming, partnerships, and the overall waterfront experience.
  • Own the business and operational performance of Harbor Point Marinas, with a strong focus on increasing occupancy, growing revenue, driving renewals, and strengthening customer retention. Partner closely with BLT's Asset Management team to establish annual budgets, forecasts, performance goals, and key performance indicators.
  • Develop and execute business development and customer acquisition strategies to attract seasonal and transient boaters through direct outreach, relationship building, referrals, partnerships, yacht clubs, boating organizations, events, and other channels.
  • Identify and pursue new revenue streams, services, partnerships, programming, and waterfront experiences that enhance the customer experience and strengthen the long-term performance of Harbor Point Marinas.
  • Build strong relationships throughout the boating and marine community, including boat owners, yacht clubs, marine organizations, local businesses, industry partners, and prospective customers.
  • Serve as a highly visible ambassador for Harbor Point Marinas, cultivating relationships with existing and prospective customers and delivering an exceptional, high-end hospitality experience.
  • Activate the Harbor through events, programming, partnerships, boating activities, and other initiatives that create energy and engagement along the waterfront and establish Harbor Point as a destination for the boating community.
  • Connect Harbor Point Marinas with the broader Harbor Point ecosystem, including residential communities, office tenants, restaurants, retailers, events, amenities, and public spaces.
