Job Title

Operating Engineer

Job Summary

Responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities include maintaining a clean and safe working environment, performing rounds, conducting routine assessments, preventive and corrective maintenance, painting, and housekeeping for assigned properties.

Responsibilities
  • Perform all plumbing, electrical, or HVAC requirements of the building(s)
  • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems
  • Monitor and adjust mechanical and pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, and diffusers to provide a comfortable environment
  • Verify field conditions and perform necessary repairs or adjustments
  • Monitor energy management systems and maintain chemical treatment for cooling, heating, and secondary water
  • Repair doors, ceilings, hand railings, floors and perform general repairs, adjustments, and installations around the property
  • Repair plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.) and conduct preventive maintenance in accordance with C&W standards
  • Inspect engine room, fan room, cooling tower, pumps, electric rooms, generators, fire pumps, sump pumps, and ejector pumps; replace lamps and replace or reinstall signage
  • Ensure emergency exit signs and lights are operating, and conduct fire and life‑safety inspections per NFPA, local jurisdiction, and C&W standards
  • Document and report activities to supervisor
  • Respond immediately to emergency situations (fire, evacuation, equipment failure) and customer concerns
  • Comply with all applicable codes, regulations, and company directives related to building operations and safe work habits
  • Complete required C&W safety training annually
  • Adhere to C&W uniform dress code and maintain neat and clean appearance while on the property

Education & Experience
  • High School Diploma or GED equivalent
  • Graduate of an apprenticeship program or trade school preferred
  • 5+ years of related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting
Additional Eligibility Qualifications
  • Appropriate license/permit for trade (e.g., Journeyman or Master Electrician, refrigeration certificate, high‑pressure boiler license, high‑pressure steam operator, etc.)
  • License as a Universal Technician for CFCs when required
  • Valid driver’s license with a good driving record
  • Basic computing skills (Outlook, Excel, Word)
  • Knowledge of energy management systems, techniques, and operations
  • Thorough knowledge of building system operations, maintenance, and repair
  • May be required to work extended periods, overtime, shift work, or on‑call duties
Physical Requirements
  • Ability to stoop, stand, climb, and frequently lift a minimum of 50lbs of equipment (pumps, tools, ladders)
  • Requires crouching, reaching, bending forward at the waist or legs, and managing equipment between departments, floors, and properties
  • Ability to speak clearly and interpret written information
  • Requires vision for reading printed material, drawings, and schematics
