Overview
The Service Technician assists the Service Manager in maintaining the physical integrity and safety of the community. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and employees. The position requires use of good judgment, as many tasks are completed with little direct supervision. The Service Technician applies knowledge of carpentry, electrical, and plumbing to diagnose and make repairs daily.
The position requires a flexible work schedule, including an on-call schedule, with availability to work weekends, evenings, and holidays.

- Perform maintenance functions including but not limited to: light bulb changes, filter changes, lock repairs/changes, install/repair window coverings, HVAC repairs/replacement, caulking, painting, pool maintenance, vinyl repair & installation, electrical and plumbing, tile, carpet, flooring, roofing, gutters, and fasteners.
- Inspect and coordinate all make-ready repairs and services; be aware of apartment conditions and the overall property; initiate action to correct unsafe conditions.
- Keep storage areas locked when not in use; assist in moving heavy appliances and equipment as needed; transfer or remove items as circumstances warrant.
- Assist in keeping grounds neat and free of litter.
- Perform on-call emergency service as requested; respond to after-hours calls immediately and arrive at the property within one hour when on call.
- Complete all service requests within 24 hours unless parts or labor are extraordinary.
- Select appropriate materials for the property and assist in ordering supplies.
- Perform exterior lighting inspections on a schedule determined by the Community Manager.
- Maintain a clean and organized maintenance shop; respond to resident service requests in a timely, professional manner.
- Read/listen to resident requests/complaints calmly and respectfully.
- Maintain a complete clean and neat uniform; wear name tag when working on Caliber Property, including nights and weekends if applicable.
- Distribute notices and communications to residents as needed.
- Demonstrate customer service skills by treating residents, coworkers, supervisors, and vendors with respect; respond to concerns/complaints with a sense of urgency.
- Attend and assist in resident activities and functions after hours as needed.
- Record activities in the maintenance log and maintain other logs (pool, HVAC, preventative maintenance, etc.).
- Complete and update lighting inspections monthly and fire life/safety inspections as directed by the Community Manager.
- Assist the Community Manager and Assistant Community Manager with other tasks as requested.
- Comply with and enforce all Caliber policies; embrace and execute the vision, mission, and beliefs of the Company.
- Support and enforce the safety program; be punctual and present at work when scheduled; remain flexible with the work schedule (weekends, evenings, and/or holidays).
Education
High School Diploma required; college degree preferred.
Experience
Three to five years of apartment maintenance experience (or equivalent).
Skills & Abilities
Computer Skills
Basic computer skills required. Experience with a work order maintenance system, basic typing skills, and knowledge of computers. Use of the company’s payroll system is required to submit time off requests and clock in/out.
Certificates & Licenses
Position requires individuals to furnish their own reliable transportation. HVAC certification. CPO certification. EPA certifications Type I and II or Universal for refrigerant recycling. Ability to earn future designations as required by industry standards, EPA regulations, OSHA requirements, etc.
Other Requirements
Must possess solid knowledge of carpentry, electrical, plumbing, etc. Must be able to use all types of hand and power tools, freon recovery machinery, air conditioning gauges and vacuum pumps. Must be proficient in heating and air-conditioning,…
