About the Estate

A premium, sustainability-focused neighbourhood estate in Stellenbosch is seeking a hands-on Technical Manager to oversee all maintenance, infrastructure, landscaping and sustainability initiatives.

Role Overview

This is a hands-on leadership role responsible for the full spectrum of technical maintenance, infrastructure management, landscaping oversight and operational control across the estate.

The role suits a technically strong, practically minded individual who is comfortable operating across multiple disciplines. It is very much a “jack of all trades” position requiring initiative, accountability, strong problem-solving ability and a genuine passion for landscaping and sustainable environments.

The Technical Manager reports to the Neighbourhood Manager and Trustee Committee and works closely with staff, contractors, security and service providers.

Key Responsibilities

Neighbourhood Maintenance & Infrastructure

  • Initiate, supervise and complete all physical maintenance activities across the estate.

  • Develop and implement structured maintenance programmes for common areas and facilities.

  • Maintain electrical systems, irrigation infrastructure, fencing, piping, welding repairs and general building maintenance.

  • Ensure all buildings and shared spaces are maintained to a high standard.

  • Inspect contractor work and sign off before payment approval.

Landscaping & Sustainability

  • Oversee and actively participate in gardening and landscaping functions.

  • Develop seasonal planting and landscaping improvement plans.

  • Manage irrigation systems and water reticulation infrastructure.

  • Maintain high aesthetic standards throughout the estate.

  • Uphold the requirements of the 6-Star Sustainable Precinct Certification, including plant list compliance linked to the Black Shale Renoster Veld biome.

  • Contribute towards achieving and maintaining Net Zero Ecology certification.

Wet-Waste Compost Facility

  • Oversee collection of wet waste from all residents.

  • Develop and manage a structured weekly collection schedule.

  • Manage compost production from wet waste and garden materials.

  • Distribute compost to public gardens and parks within the estate.

  • Drive the estate’s “No Waste to Landfill” strategy.

Staff Supervision & Planning

  • Allocate daily tasks to maintenance and gardening teams.

  • Develop weekly and monthly maintenance schedules.

  • Monitor staff productivity and performance.

  • Ensure adherence to health and safety standards.

Budget & Cost Control

  • Obtain quotations for maintenance works.

  • Track expenditure against approved budgets.

  • Identify and recommend cost-saving opportunities to Trustees.

Compliance & Emergency Response

  • Identify and mitigate maintenance risks proactively.

  • Act as first response coordinator during emergencies such as burst pipes, electrical faults or fire incidents.

  • Ensure accurate asset records and maintenance logs are maintained.

  • Support compliance with environmental and safety regulations.

Community Engagement

  • Maintain a visible and approachable on-site presence.

  • Foster a sense of pride and ownership within the community.

  • Work collaboratively with Trustees and Management.

Minimum Requirements

  • Proven technical maintenance experience across electrical, plumbing, irrigation, welding and general building works.

  • Strong landscaping and horticultural knowledge.

  • Experience supervising staff and contractors.

  • Ability to manage multiple priorities in a dynamic environment.

  • Strong organisational and problem-solving skills.

  • Valid driver’s licence.

Remuneration & Working Arrangement

  • Approximately R50 000 per month.

  • R35 000 cash component.

  • Estimated R15 000 value allocated towards on-site accommodation (excluding utilities).

  • On-site presence is preferred.
