Property Manager Plum Market dba MJM Group, LLC

The MJM Group, L.L.C. is seeking a hands-on Contract Property Manager to support 10+ commercial locations throughout Metro Detroit. This is a field-based position focused on knowing each property, completing regular inspections, identifying and troubleshooting routine issues, and coordinating repairs when outside service is needed.

The Property Manager should become familiar with the physical layout and essential systems at every assigned location, including water shutoffs and lines, electrical panels and boxes, HVAC equipment, mechanical rooms, utility meters, roof access, drains, fire and life-safety equipment, and building access points. The goal is to understand how each property operates, respond quickly when a problem occurs, and help keep the locations safe, functional, and well maintained.

You are practical, dependable, and comfortable spending most of your time at the properties. You notice when something is not working properly, ask the right questions, and follow an issue through until it is resolved. You can handle basic troubleshooting, know when a licensed professional is required, and communicate clearly with tenants, vendors, contractors, and company leadership.

• Experience in property management, facilities maintenance, building operations, or a similar hands-on role.
• Working knowledge of commercial building systems, including plumbing, electrical, HVAC, drainage, and basic life-safety systems.
• Ability to learn and document the layout, utility locations, shutoffs, panels, equipment, access points, and service history for each property.
• Ability to identify common maintenance concerns, complete basic troubleshooting, and determine when a qualified vendor or licensed contractor is needed.
• Reliable transportation and the ability to travel throughout Metro Detroit.
• Availability to visit each assigned location at least once per week and respond to urgent property issues as needed.
• Strong organization, follow-up, and time-management skills.
• Clear verbal and written communication skills.
• Ability to work independently while keeping others informed of property concerns and repair status.
• Comfort using an iPad and digital reporting tools; experience with iAuditor is preferred.

• Visit 10+ commercial properties throughout Metro Detroit on a regular schedule.
• Learn the details of each property, including the location of water shutoffs and lines, electrical panels and boxes, HVAC and mechanical equipment, utility meters, roof and drain access, fire and life-safety equipment, and key building access points.
• Maintain accurate property information, site notes, equipment details, vendor contacts, and service records so essential information is easy to locate when an issue occurs.
• Walk the interior and exterior of each property and identify maintenance, repair, cleanliness, appearance, and safety concerns.
• Troubleshoot routine property issues, take reasonable first steps to limit damage or disruption, and contact the appropriate vendor or emergency service when specialized work is required.
• Respond to issues such as leaks, loss of power, heating or cooling concerns, drainage problems, access issues, and other building-related concerns.
• Complete detailed monthly property condition reports using iAuditor on an iPad, including notes and photographs as appropriate.
• Communicate with tenants to understand concerns, provide updates, and confirm that completed work resolved the issue.
• Coordinate access and scheduling with vendors, contractors, and service providers.
• Meet vendors at the property when needed, explain the issue, review the work area, and confirm that repairs are completed.
• Track open maintenance items, repair requests, estimates, scheduled work, and completed services.
• Escalate major repairs, safety concerns, repeated problems, or significant property damage to company leadership promptly.
• Help keep each location safe, functional, presentable, and maintained to company standards.
