Maintenance Technician IIIResponsibilities / Expectations:
- Operate, maintain, and repair mechanical, electrical, plumbing, HVAC, and other related equipment to ensure its safe and efficient operation.
- Respond to tenant requests courteously and efficiently, reporting unresolved issues to Foreman/Lead.
- Take readings on equipment regularly, analyze readings, and make adjustments as needed.
- Maintain and operate chillers, boilers, cooling towers, and related equipment.
- Resolve problems with building fire and energy management systems.
- Inspect and test elevators, fire pumps, generators, carbon monoxide sensors, and other facility equipment.
- Perform other duties as assigned.
Education / Years of
Experience:
- Required:
Two (2)‑year degree from a Vocational/Technical/Business school or high school diploma/GED with equivalent experience; a minimum of six (6) years in the HVAC industry, including at least five (5) years in building operations.
Physical and Environment Work Requirements:
- Work in extreme temperatures, with loud noises, and in enclosed spaces.
- Carry or lift items up to 50 lbs and team‑lift loads of more than 50 lbs as needed.
- Stand, walk, climb, bend, stoop, and squat for long periods.
- Work at elevated levels, potentially from man lifts, ladders, scaffolding, or small towers, with appropriate PPE.
- Use hand tools.
Shift / Work Hours / Travel Requirements:
- Must be able to work after hours, on‑call rotations, nights, weekend shifts, and holidays as needed.
- May be required to work overtime.
- Typical rotating shifts include weekends, weekdays, and night service (specific times vary).
Other Requirements:
- Mechanical journeyman license with the State of Oklahoma, a State Boiler Operator license, and a first-class limited Engineer's license.
- EPA refrigerant certification.
- Valid State Driver's License and clean driving record.
- Excellent organizational and interpersonal skills; safety is the utmost priority.
- Basic knowledge of Microsoft Office applications and PC skills.
